If I am a seller, how would I find out if Disney exercised ROFR? E-mail? Letter?

Your broker should let you know. Either phone call or email.

Question:
As a seller, is ROFR anything more than a curiosity to you?

I understand the sale goes through regardless and you get your purchase price. The money just comes from Disney and it’s the buyer who nurses their disappointment.

It may mean you get your money much faster. And your realtor gets their share right away, too.

Do we get the money faster if the mouse takes the contract? I am a seller in ROFR right now too.

To an extent because Disney is more likely to process the post ROFR paperwork faster for the contracts they are buying so they can turn them over on the waitlist quicker. That would be the pinch point for the buyer when it isn't taken in ROFR that next step can be another 3-5 day wait. I also assume Disney might be quicker at returning it's documents for closing than the non-Disney buyer maybe but probably not likely.

If Disney buys the property back then the closing is only dependent on you returning the documents they send to you via fedex so that should make it quicker. Some buyers, of course, are fast returning their final documents but sometimes they are not as quick. Disney should be sending you your funds as soon as they receive your documents.
