ROFR Discussion Thread

So what it comes down to is offering a MUCH lower price per point, which then lowers the OTD cost AND you don’t have to worry about closing costs causing other issues.

We were always about total costs and didn’t care how I got there and same as a seller, it was based on total.

Everyone chooses to do it differently. We were not trying for bargain pricing…we had an idea of what was good and then offered until we found a seller to accept.

We also didn’t buy completely stripped either. We bought contracts with current UY points since we wanted them immediately.

I’m too scared to negotiate closing costs and CAF now, so it’s got to be the points.
 
Yikes, how scary! Had no clue. Ive never asked for a seller to pay closing costs, didnt even think of that, def thought that was my responsibility as a buyer, I would not be okay with them choosing Magic at all.

DVCRM must get a lot of money from Magic or something to be so heavily involved with them. I think them being so deep with them actually hurts them from repeat buyers because Fidelity is def my go to for buying and Magic def turned me off to DVRM. Ofc in my experience Fidelity also has was better deals.

DVCRM to me seems in more favor to the seller, I would probably go with them if I ever had to sell.
Yeah DVC Resale Market has so much inventory that it's bound to have a contract that works for you. I came close to taking a "red hot deal," but it wasn't worth it given the terms and lack of credit card payments with Magic Vacation Title.
 

To add…at one time, the more fees a seller paid, the more attractive the offer would be to DVD since they step in as the buyer.
Yes! That's why the ROFR thread has morphed over the years. ROFR is so low right now. Pre-COVID it was really a gamble if you went too low. People were scared of losing a contract that was the right resort, UY, and size.

Disney also seemed less willing to sell a lot of the sold out resorts and it couldn't change UY around so you'd be on waiting lists and couldn't just add on before your UY for extra points. So much has changed!

Moving discussion here about our contract that got ROFRd. Definitely keep your head on a swivel when it comes to OKW contracts it seems.

We are offering on another today I think and taking CAF off the table and asking the seller to pay it.

There are quite a few contracts out there in our 50-75 range at SSR and OKW that have been sitting for 20+ days with notes when you get to the page saying, “only a full price offer will be accepted”. Many from the same site……

What’s the feeling on offering below asking for those anyway? Just do it? Worst they can say is no?

This disproves a hypothesis made earlier in this thread that they won’t ROFR small contracts because of the CAF….

No, you didn't have to, but if you wanted your points guaranteed in your sales contract in the event the seller stole them you had to use Magic with DVC Resale Market, yes.

ROFR is still unknown to us. Before 2020 Disney allowed itself to change the UY on it's own points and I personally think made a big difference. Not to mention the pandemic and travel changes/revenge travel. ROFR essentially shutdown for a bit after COVID and almost nothing was purchased back. Prior to 2020 ROFR was hot and the lower you went the riskier the sale was. If something desirable came up in your UY and you didn't want to lose it you paid. Resorts like VGF and VGC were not easy to get direct with Disney. If you wanted those points, resale was pretty much your only option. If you were desperate for a resort and/or contract size saving 1k wasn't worth losing the entire contract.
 
So even DVD would have to pay mf?

They step in as the buyer, so if the deal was to reimburse the seller the fees, then yes, DVD does it.

Thats why at one time, when seller covered fees, etc. it seemed to make a contract more attractive compared to a similar one in which buyer paid fees.

Typically, when that is there, the seller has directed the broker to not even present.

But, you can always tell the broker you are interested and to contact you when/if the seller will entertain lower offers.

I did that on a few and in all cases, never heard back and was told that they went for asking

Just do it, if seller doesnt sell then they will most likely be accepting less

I really want to see you get something similar or better since the ROFR monster took it, but assuming that won’t happen with OKW. What about focusing on SSR? Do you have time? Maybe just put in multiple offers and go from there?

We have time, we’re not members so we are not in a huge rush other than wanting to get this done in time to use points next year. Targeting a Feb, March, April UY for that reason too.

I think we are going to target SSR based on everyone’s advice in this and the other thread. Actually just made an offer on a 60 pointer there tonight.

Still not in a hurry though so we have a price in mind and will not go above it so we can afford to pay cash.
