If they want to buy up CCV or BLT point and incentivize the heck out of them to get them down from 250 and 275 per point, I’d be interested

For all the new people, the scariest and most frustrating part of the ROFR monster is that they DONT always take the lowest priced contracts.and for now there are still sales that we see on the Disboards that have been at lower without ROFR....
Joe six pack I get ... Mary Hard Seltzer made me laugh ...It’s funny to think about the narrative from the past twelve months have played out from both the broker side to buyer/seller. From we need your contracts - it’s a sellers market - buy now before prices go up. To It’s a great time to buy - we have plenty of contracts - this is your chance. To, it’s a great time to buy as ROFR monster is asleep. To now, ROFR is back - better up your bids - contracts could dry up. The pendulum has certainly swung wildly over the past twelve months. But to us, the buyers and sellers - Joe Six Pack and Mary Hard Seltzer are woefully ignorant to this craziness when the walk out of Olga’s and stop by the DVC kiosk.
it’s not a traditional investment. It is not an investment.
we sent 8/7... 100pt BWV 115.00 pp oct uy. it better NOT get taken! hoping for all of ys waiting that we pass quickly!!we are about to be sent to RoFR for the same contract. you will be the test. Good luck to you!
I wonder if smaller or bigger contracts are more interesting or if 2042 resorts are more or less interesting, etc.we sent 8/7... 100pt BWV 115.00 pp oct uy. it better NOT get taken! hoping for all of ys waiting that we pass quickly!!

I guess we’ll find out soon enough.
And were there only 3 ROFRs? Pretty much a “hey, we’re still here” but still irrelevant type thing
Are you suggesting an internet forum would overreact to a small piece of data?
That's unheard of...

I thought for sure it was never coming back…just when I get comfortable with my statement, they do the opposite! Lol
100% agree. I think it will move slowly compared to 2022.Maybe I'm missing something, but I find it hard to believe they intend to go full speed ahead with ROFR, even if they are picking up some (but I agree with you that even if they were going to pick up a little bit with ROFR, the old VGF does not make any sense as a starting point).
There’s basically a 100% chance that all of these were surrenders or buybacks, which are impossible to distinguish from ROFR in the OC data. The two largest resale brokers publish their ROFR data every month. They had no ROFRs for 8 months.According to dvcsearch.com ROFR was never gone, but that can't be right...right? When I saw the recent VGF at the bottom of the list I thought for a second they might have figured it out with the comptroller data, but it doesn't match the one Paul described. Here's the link:

The giveaway is how many are CCV, which is squarely in the middle of its peak abandon/ return/ default timeframe. There’s a consistent pattern where 5-7 years after a DVC opens it becomes the most foreclosed, most defaulted, and most surrendered resort.
I think we should keep in mind that there have been some ROFRs this past year. The reports I publish are only DVC Resale Market contracts but I am aware of other contract through private sales or smaller brokers that have been taken.Yes, these are just what they have which is why I said I would like to see or hear of more…meaning from other brokers having things taken as well.

In fact, when your contract is taken, you can almost always find someone who got a better deal than you whose contract passed.
My advice is to have a glass of wine or whiskey and say the serenity prayer.

What's that? When somebody says they're going to buy then change their mind before or just after closing? So, I bet these are take backs
I think its just a deed back, current owner just surrender the deed back to DVDWhat's that? When somebody says they're going to buy then change their mind before or just after closing?
