A date has been set for the sale of The Shops at Anaheim GardenWalk after developers of the outdoor retail mall next to Disneyland defaulted on a $210-million loan and failed to catch up on payments.

The sale is set to take place a 10 a.m. March 9 in front the Placentia Civic Center; foreclosure auctions are typically held at court houses or civic centers.

The notice of trustee sale, filed with the county clerk-recorder, indicates that the property at 321 W. Katella Ave. will be sold “as is” at “reasonable estimated fees” projected at $194.2 million – the unpaid balance of the initial loan plus other costs.

Bill Stone, senior vice president of Excel Realty, which developed and manages GardenWalk, said several things led to the foreclosure process, including lawsuits with tenants, repeated attempts to modify the loan and a severely struggling economy.

Plans for GardenWalk were approved on 19 acres just east of Disneyland in 2006, during a relatively strong economy. But by the time it opened in summer 2008, the economy had taken a dive. Retails shops have struggled mightily to attract customers.

“It has been a series of events that have led to this point,” Stone said. “It’s rolled out in not the best way, but in ways we couldn’t avoid. … We opened during the worst economy in 80 years.”

CinemaFusion, an IMAX theater and anchor tenant, recently filed for bankruptcy to protect itself from creditors.

Two hotels attached to the GardenWalk project have been approved but have yet to break ground.

And several high-profile clients inside the mall, such as Chico’s clothing store, have closed their doors in recent months. In January, Cinnabon shut down.

The lender, Citigroup Global Markets Realty Corp., filed a default notice – the beginning of the foreclosure process – in mid-September. In December, the loan was still not current, but a spokesman for GardenWalk said negotiations were continuing with the bank. He said several new shops were set to open and mall officials were looking forward to “more stability” in 2010.

Patrons at the mall likely won’t notice any difference in day-to-day operations at the mall prior to the sale.

Stone said his company still plans to be involved in management of the mall. Asked how he could be sure if the mall is sold to new owners, he said he couldn’t elaborate.

“Our intention is to stay involved in the GardenWalk project,” he said.

Well, I sort of feel like I've struck gold. I use Kayak.com regularly to check my hotel and rental car rates, always looking for a drop of course. Tonight I discovered that the RI Maingate I booked at $109 per night has jumped to $149 per night????? Plus yesterday the HoJo, where we usually stay at the Entertainment rate, posted new dates and totally skipped over the dates we'll be there. I'm feeling great about the room I booked at RI Maingate and can't wait to get there!
 
I just booked this hotel yesterday for 2/16-2/18. I have not stayed here, we usually stay at the Fairfield Disneyland Resort, and had a reservation there. But I work for Marriott and this popped up at the employee rate so I switched due to the free parking, breakfast, evening snacks, and a full kitchen.

I have stayed at Residence Inns before, and the breakfast is always very nice. It's hot, so there will be eggs and such. They usually have some packaged items as well, so it's nice to take those for a snack for later. On the evenings they do evening receptions, you can actually almost use that as a replacement for dinner, it's pretty hearty. They usually serve beer and wine, but I don't know if this one will due to the number of children that stay.

It gets good reviews on Yelp.

VeeB, I was just wondering how your Feburary trip was and curious about your thoughts on the RI Maingate...... :)

Does anyone know who bought the mall? I was wondering if Disney picked it up... It would be a great way for them to add to their real estate holdings and hotels in the area...

Mouse13, I agree for the price it sounds like a great place to stay. It sure beats pay full price at Hojo and not having the hot breakfast, kitchen, etc.

I don't know if it's true, but I read somewhere that Disney owned the Gardenwalk property originally and lost it through eminent domain prior to the Gardenwalk being built. ANAHEIM The pending sale of GardenWalk, an outdoor mall of shops and restaurants across from Disneyland, was postponed Tuesday until April 8.

A trustee auction was set to take place at the flagpoles outside Placentia City Hall at 10 a.m. amid a series of other foreclosed properties, including homes with starting bids at less than $300,000.

The estimated price of GardenWalk: $196 million.

But as an auctioneer rattled off addresses, the GardenWalk property was listed among the postponed auctions, leaving the few people gathered to hear the outcome of the mall’s fortunes disappointed.

No further explanation for the postponement was given. Trustees typically postpone sales if they are trying to renegotiate financing or if the current landowner declares bankruptcy.

Bill Stone, senior vice president of Excel Realty, the company that developed and manages GardenWalk, was on an airplane Tuesday and couldn’t be reached immediately for comment. He said last week he expected the auction to be postponed as financial negotiations continued.

No potential bidders for the GardenWalk property made themselves known at Tuesday’s scheduled auction. Those who gathered included tenants of GardenWalk, a representative for the CinemaFusion – the theater that anchors the mall – and contractors who said they’ve yet to be paid for working on the mall.

“CinemaFusion is very much looking forward to the opportunity to develop a good working relationship with a new owner and landlord, whoever that may be,” said Geoffrey Madden, an investment banker for CinemaFusion, which has been battling in court with Excel.

Bill O’Connell, whose company is proposing building two hotels totaling 866 rooms next to the mall, also came to the auction.

“We are scheduled to break ground next year,” he said. “Like many people, we care about who will own this property.”

GardenWalk, at 321 W. Katella Ave., opened in 2008 and now includes more than 60 stores and restaurants, like P.F. Chang’s and California Pizza Kitchen. But the mall, which opened as the economy was diving, has struggled to attract customers.

Garden Walk II, LLC, the equity partners who financed GardenWalk, failed to make payments on more than $188 million in outstanding loans. As a result, in September, Citigroup Global Markets Realty Corp. filed a notice of default. When the loan still was not current in February, they filed a notice of trustee’s sale.

Unless a deal is worked out in coming weeks, the new sale will take place at 10 a.m. April 8 – back at the Placentia City Hall flagpoles.

“It’s not every day we see properties worth that much here,” said Jake Maroni, a real-estate broker who came to the auction with the hope of bidding on a Buena Park home – worth about $320,000. “$196 milliion? That’s a little rich for my blood.”
 
Thanks for that info Mouse13. I wouldn't be surprised if Disney is in negotiations to buy the land, especially with their parking situation, the fact that they've been shuttling people there to use the parking, etc. It would be a great addition to their holdings; a way to make the entire area feel more like a resort like WDW. I mean, how many other companies are in a position to buy a property for 196 million in this economy? One can hope, eh?
