I know this question has probably been asked a million times but I'm going to ask again anyway. Is there any disadvantage to buying a resale vs buying through Disney?

We have been looking into DVC for about a year now and have even met with a sales rep a couple of times. It has never been an opportune time for us to buy until recently. I spoke with the sales rep we have been working with and he mentioned there may be a pre-opening special on the Saratoga Springs Resort this summer. I was wondering if it would be to any advantage to wait and see what the Saratoga Springs special is. The "specials" I've seen so far have not greatly impressed me with the savings.

We have a trip planned in Nov to Disney with accomodations at the Fort Wilderness Cabins. We are taking advantage of the military special they are running through Dec (my husband just returned from the Persian Gulf). The price we got was so good that I might consider using the $1500 credit they offer using our first year's points. We are also planning a trip to FL next spring to West Palm Beach and Key West so we probably wouldn't take another big vacation until next fall anyway.

One disadvantage is that it takes longer for the resale process; sometimes 6 to 8 weeks from initial offer to closing. However, if you're in no rush to use the points then the timeframe shouldn't matter.

With resales you should look for contracts that have banked and current points to get more bang for your buck.
 
Another disadvantage is financing. Disney's financing is easy to get and doesn't show up on your credit report as long as you stay current. If you buy re-sale, you have to get your own financing. For some this is as easy as a home equity loan, but for others it is more hassle than it's worth.

Thanks for the welcome. I've been reading the postings on DISboards for quite some time and have learned a lot from the conversations. Its definitely been helpful in making our decision to become members.

Thanks for the info about resales. Those points are definitely ones to keep in mind.

Hopefully by the end of the summer we will make our move and become members. We are moving this summer to NJ from MA so as soon as we are settled I'd like to start the process of becoming members. I can't wait!
 

Welcome to the boards. Hopefully we will be able to say "Welcome Home" some time soon. BTW where in MA are you moving to? And remember when you get to MA bring your wallet.
After doing the housing thing in MA you may not be able to eat never mind buy DVC:):cool:

There are a couple of other things when buying Disney vs resale.

Advantages buying from DVD (Disney)

- You can pick what use year you want (if available)
- You can choose the exact number of points you want...with resales, you get what the market has.
- If you are buying a large contract (300+ points) you can break it into two contracts and still have the same use year. This is helpful if you go to sell off one of your contracts or want to give the points to two different children later on, for instance.
- Easier financing
- Magical Beginnings discounts...though this is not really a discount because you are "selling" a years worth of points back to Disney for the rate they choose.
- No negotiations. Some people hate to negotiate and with Disney it's pretty much take it or leave it.
- No closing costs or other fees.
- No seller who may back out of a deal.
- No worrying about right of first refusal messing up a deal.

Advantages of resale

- can save significant money.
- you are treated like any other member who bought directly through Disney, so you don't have to worry about being treated differently when reserving accommodations or staying.
- money savings (oh, did I already say that?) ;)
- you can purchase at resorts that DVD no longer sells


I have one contract through Disney and one through re-sale. I'm very happy with both. :)
 
I bought a resale with banked points last year........and it was agonizingly slow. I just added on and decided to go through DVD for the following reasons:

1) Small contract - probably wouldn't have saved much money, if any, even if I split closing costs and dues.

2) Didn't want to wait around for a small contract.

3) Didn't want to wait for ROFR.

3) Wanted the points now - so that I could bank them into my October 2003 UY.

4) Charged with my credit card (to get points on that) and am paying off when the bill comes.

5) The thrill of getting 10 pounds of documents via Fedex including the infamous NY addendum ;) I never received these with my resale..........and don't know what I'm going to do with them now! LOL


If/when I add on again..........I would go with another resale contract (150 points or more) with lots of banked points at one of the sold out resorts. As long as I am not pressed for time, that is.
