Resales: Timeshare store vs Disney

I'm thinking of doing another add on. We would most likely be financing this one. What are the differences between buying a contract from the timeshare store vs Disney? Also, is there any links to view Disney resales like you can for the timeshare resales?:confused3
 
Disneys are a set price for what is available for your use year ( I think). Your Guide will let you know whats avail or can put you on a wait list.
 
Disney does have financing available, whereas if you purchase resale you will have to provide your own financing.

Also, Disney does not sell "resales". If you are talking about purchasing a resort other than SSR or AKV for example, through Disney, you would go onto a waiting list for points. Minimum purchase would be 160 points for new members. If you are already a DVC owner, then you could purchase add on points through Disney at a minimum of 25 points and up.
 
If you are financing, the minimum add on through DVC would be 50 pts. A benefit to buying through DVC is that they provide the financing, you keep your same use year, and the add on contract will be a sub contract to your original contract. This makes it easy to manage. You wil also have your points available immediately as you don't have to go through rofr. As has been stated, unless you are adding on SSR or AKV, you may have to wait for points to be available. But from what I have read here, that doesn't seem to take very long.

When buying resale, you can save some $$ on the per point cost. You do have to go through ROFR.

The benefits to adding on through Disney are: no closing costs, you get a full set of current-UY points, current-year dues are pro-rated from purchase date, you get the points immediately, you get the same UY. The downsides are that you might have to wait for points in your UY, you won't get any banked points, the price/point will be higher than resale but the total cost may be pretty close because you won't pay closing costs and won't be reimbursing the seller for current-year dues.

Add-On from DVC

  • There are no closing costs
  • You can get the exact number of points that you want
  • You will get your same Use Year, and the add-on will be a sub-contract of your initial contract
  • Faster than resale (you will get your points in a couple of days and be able to make reservations much faster than resale, which takes 6-8 weeks)
  • No worries about the purchase if Disney executes ROFR, since that only applies to resale purchases
  • More expensive cost per point than the resale market
  • You can finance through DVC, and Disney doesn’t report the loan to credit reporting agencies
  • The full set of points you buy will be available immediately, versus a resale contract which may be “stripped” of points.
Add-on via Resale

  • You will have to pay closing costs
  • You may not get the exact number of points you want
  • It may be difficult to get your existing Use Year and combine the new resale into your existing contract
  • It will take much longer to get into the DVC system and have your points (resales typically take 6-8 weeks)
  • Disney may exercise ROFR and you may loose the resale and have to start all over (When buying resale, one of the potential pitfalls to try to avoid is making an offer that will cause Disney to exercise it’s Right of First Refusal)
  • Resale is typically less expensive then buying from DVC
  • You can’t finance through DVC, although most resale brokers will recommend a finance company
  • A resale contract may be “stripped” of points where the user has used many of the current year’s points, and may have borrowed some or all of next year’s points. Be wary of “stripped” contracts on the resale market.
 
Okay. That was very helpful info everyone. Thank you! I will definately go thru DVC. I own 200 points at HH and 130 points at SSR. I would like to add on 100 points at BWV. We love Epcot, especially during FWV and it's not easy booking BWV at the 7 month window. Now I just have to convince DH! ;)
 
Remember that in a third party resale all terms are negotiable, including who pays closing costs.
