Resale, what would you do?

Interested in purchasing a resale and I'm wondering what to do. Its an 175 April use year no 2005 pts and 124 2006 pts. What do you guys and gals think would be the best thing to do in order to pass ROFR.

What resort is this contract? That might influence your strategy.
 
I think most BWV contracts are going in the low 80's. This one isn't as stripped as some I have seen, so maybe $82/pt.
 

Vascubaguy has set up an online database containing info on contracts that have passed ROFR and those that did not pass. Find any of vascubaguy's posts -- the link to his database is in his signature.

That's not a bad price even though all the points aren't there. Maybe offer $82 but make sure the sellers pay the dues on the points they've borrowed from next year. The way I understand it, you'll get x amount credited to you at closing to cover the amount you're billed in January.

Both Boardwalk Villas and Beach Club are so popular that I'd go ahead if that's the location you really want.

Personally, I would recommend waiting for a contract that at least has current year points. I mean there's a 150 pointer for BWV out there that has all current year points coming up, the seller is paying the '05 MN fees, and it's only $85 per point. If I was wanting to buy a BWV contract that size, that's the type of contract I'd want to find. JMO I couldn't justify paying that much for a contract and not have any points for a year.
