Resale Vs. DVC?

Hi! This is my first post. I'm planning on joining the many of you and becoming a DVC member. I have read a lot of postings here and have found a lot of helpful info. But I just want to double check your opinions.

I am not planning to join until 2007. Because of my patients, is there any reason I should join through DVC? It seems to me that I would save money and do better by purchasing through Resale. What advantages am I missing by not joining through DVC?

First off, welcome to the DIS Boards! :)

Buying through resale is a perfectly good way to obtain a DVC contract and become an owner.

What advantages are there for buying through Disney?

- you can buy exactly as many points as you'd like, not just what's available through resale.

- you can choose your use year to match your vacation habits

- you can purchase a base contract and then add-on with the same master contract number thus giving you multiple contracts all with the same use year. Makes it easier to sell down the road if you need to, and you can sell part of your points instead of one large contract where it's all or nothing as to your ownership.

- financing is probably easier going directly through Disney

- you might get a cool tote bag if you buy through Disney :thumbsup2

- you don't have to wait for your contract to clear ROFR...you can begin booking vacations more quickly. Not a big deal if you're not in a rush.

- you don't have to worry about buying a "stripped" contract that might not have any points this year or next, or have "distressed" points (in Holding or Reservation status), or have banked points about to expire.

I'm sure there are other good reasons, but those are the ones that pop into my head for the advantages of dealing direct with Disney.


Having said all that, resale is a very good way to go to save some money and possibly get extra points (a "loaded" contract with banked points from previous year available).

We've bought one contract through Disney and one through resale. Both processes were pretty straightforward and we are happy with both purchases.

I like the new resorts. if they build either CR or AKL - for the first say 6 months (sometimes longer) there won't be any resales....

(deaths,divorces, life changes - will make people sale then)
 
i bought resale through Time Share Store... it was very easy and great service.

As Granny mentioned... I got lucky -- the exact resort i wanted with a loaded contract (all points plus 100% previous year banked)... and I was able to buy less than the min. DVC offered (I wanted to pay cash for 100 points)

Resale took a little longer to close, but worth getting exactly what i wanted.
For add-on's I will probably buy DVC so I can manage the UY and get the exact quantity i want...

Good luck & worth a call to Time Share Store... you can even get on their "wait list."
The best deals are sold before they are posted...
 

It's my understanding that DVC is beginning to charge closing costs which was one of the big advantages to buying through DVC(no closing costs) so buying through resale is looking better.

ROFR continues to be the "800 lb gorilla" in the equation, but if you are willing to take a chance on ROFR then resale can be a good deal. ROFR can also drag out the closing timeframe so if you are in a hurry, go for DVC.
