Resale vs. Direct buying DVC..

I was wondering what the difference is between buying resale and direct . I know they changed the benefits can someone explain to me what they would be for either . Trying to decide which way would be better to buy.
 
Figure out what resort you want, UY, and how many points. Then buy the amount of points you want resale minus 25 points and buy those direct. Resale takes 3 months more or less to complete and you have to be patient.
 
Direct vs. resale is not the first question to consider buying DVC. It is the last, and one that will have an easy answer when you have answered all the more important purchase questions, like where and how many points and UY and financials.

I know where we want BCV use year we usually go in the fall so thinking August, September or October and the financials not really worried about we need about 125 points a year. i just want to know benefits of direct over resale.
 

If you want BCV the answer is absolutely resale.

To use your 125 point example...
  • Direct point cost: $165/point
    125 points = $20,625
  • Resale point cost: $110/point
    125 points = $13,750
Net difference is $6875. Closing will be pretty close in cost.

The major differences between direct and resale right now:
  • Resale does not get access to the temporary lounge at Epcot.
  • Resale cannot use points for cruises or non-DVC Disney hotels, both of which are poor exchange values.
  • Direct gets a discount on APs and can buy the AP Gold even if not a Florida resident (see http://allears.net/pl/apass.htm for pricing); the standard passes are about $100 savings. The Gold AP saves about $125 over a Platinum, but has blackout dates.
  • Direct get dining discounts (that can be replicated with a Disney Visa).
  • Direct can go to DVC special events and the member cruise.
  • Both Resale and Direct can trade into RCI, drink at Top of the World, and pool hop.
Arguably, the APs are the only economic benefit. Special events are never announced 11 months out and are a get-lucky thing. Dining discounts can be replicated. Cruises and Disney Hotels are poor exchange values and are actually a negative economic benefit. Disney themselves say do not buy the real estate interest for the perks, as the perks are transitory and, frankly, have become less good while more hyped over the years.

So, even if we figure the AP Gold discount for $125/year, that's 55 AP Gold discounts required to get that $6875 differential.

Now, if you're really really in love with the color blue and must have the full member card and privs, a hybrid approach is STILL better with BCV.
  • 100 points resale at $115/point = $11,500
  • 25 points direct with Disney at $165/point = $4125
  • Total: $15,625, which is still a pre-close savings of $5,000. If you cannot close 2 contracts for under $5k you are doing closing wrong.

This is one thing I have been researching today and couldn't find all of that info in one spot. Thank you! Very informative. I was beginning to look into direct purchase. The only other advantages are a closing and selecting exactly what you want (points, home resort, etc) rather than waiting for the right listing. Still...none of it outweighs the crazy cost of direct purchase.
 
Disney/DVC might not have the points you want in the UY you want right away. They might waitlist you, it might take a month or two to find the points you want. Resale can take up to 3 months to get your points if you find a contract you want.

I'd buy resale and do a retail add on. Be flexible on the contract size. If you judge you need 125 and are looking at a studio, I'd buy a little cushion, at least 10% but the add on may the care of this.

For BCV you might be better off just buying what you need then adding on after that even if it's a different home resort. The size you're looking at may be difficult to find there in the UY that you prefer. By being open to a larger range of contracts, you increase your chances of success. Just realize BCV is likely in line with Poly in terms of real costs so I'd only buy there if you plan to stay there most trips.
 
I started looking at contracts to make an offer on a Saturday January 2017. On Sunday I'd had an offer accepted. 5 weeks 2 days later I had my points. I received all 2016 points banked, couldn't use them and within 22 hours had them rented out. So still have all 2017 points onwards. After knocking off my rental, it was $63.50 a point (SSR). Direct I think it is now $145. That's why I bought resale.
 
I am already a DVC member and want to add points - seems to me resale makes the most economic sense - but I do have a question. If I wanted to add points in Boardwalk and buy the related resale contract, does that give me the privilege to reserve a stay in Boardwalk 12 months in advance as if i were the original owner?

If you buy BWV points via resale, yes, you can use those points to book BWV at 11 months (not 12), just like the original owner could. And you can use them to book a different DVC resort at 7 months, again just like the original owner could.

Sorry for being Captain Obvious here, but you said you were already a DVC member... so just reminder that only the Boardwalk points can be used at 11 months out at that property. Your other non-BWV points can't be used at Boardwalk until 7 months per normal policy.
