Resale pricing AKV vs. GCV?

This is just me going bonkers trying to figure out how things are priced out in the resale market.

Currently Disney direct is selling AKV and GCV with the same price point, incentive, etc ($97/pt). However, in the resale market AKV is sold for much much lower than what disney is currently selling compared to GCV.
AKV : $72-$88
GCV : $99-$102

Is it strictly supply and demand?
Why would any new member purchase AKV directly from Disney since they can get AKV for much lower on resale even with paying closing cost?

Even BLT is selling cheaper on resale than direct.
Is this just the current bad market situation?

I'm just trying to figure this out... :confused:
 
We are new to this site and are looking into DVC. Can you tell me where to find people who want to sell there intrests?

Disney is currently offering double points as an incentive to buy into DVC with a March use year. This incentive ends February 28th. If you buy 200 points, you get an extra 200 points from 2009 which you can bank into 2010. This was posted in the DVC member newsletter recently.

You also don't pay closing costs when you buy direct from Disney, and you don't have to wait around for up to 30 days to see whether Disney is going to exercise their right of first refusal on a contract you are trying to buy via resale.

Those are some of the reasons why some people will buy direct from Disney rather than through resale.

What the double points is simply getting 2009 points with your purchase of a March UY.

Any UY you choose which is still in its 2009 UY will qualify, not just March, but it does make going through Disney attractive. While resale can be cheaper, finding a contract that still has all of its 2009 points is not as easy.

And, you can buy in with only 100 points. Those smaller contracts are also not as easy to find resale. If you have time and patience to go through resale then you could potentially save yourself money. But,, if you want to be able to travel soon, going through Disney will get you your points within days to make a reservation.

If it was a small add on you might due to keeping the same use year and small contracts are harder to find. You wouldn't be able to be a 1st time buyer of a small contract. I think 160 is min right now, but an add on is okay.

Overall if you are paying cash and buying over 100 points, resale works best for pricing. ESP. SSR, AK, and sold out Resorts. GCV and BLT not as much of a diff. .. and not as many resales out there.

I guess it makes sense with the travel soon purchasing from disney option.

What I'm confused about is why GCV/BLT is retaining it's original value while AKV is sold for much lower. I mean SSR is even worse.

If one were to buy in as a first time buyer I'd see no benefit in going direct with AKV or SSR.

It just absolutely baffles me. I wonder if it's just the newness of the resort plus supply/demand or is there some other reason out there that I'm missing.

Another thing is GCV only has 48 units. The fact that it's selling as much as AKV direct sales right now is another puzzling point. I guess I'm just too curious.

I disagree with that for a small add-on.
If you buy an add on directly through Disney you do not pay closing costs, whereas resale closing costs on a small contract can add $10 per point.

I just did a 50 point add on at AKV at $97 per point. got 2009 points with no dues payment on them and prorated 2010 dues with a March use year.
If I went resale, the closing costs would be upward of $400 making the resale much less attractive.
