Resale for OKW Tell me all about it!

So this right here looks like heaven! Before a park day, after a park day, on a trip with no parks... I could just sit there with a cold one and relax!!! Is this on a 2 bedroom?
That is actually a one bedroom in the Turtle Pond area. It was delightful! :)

Each night we are binge watching the DVC show, and taking notes from there, and from here so when we find the right one, we know everything we can. Im full of questions. but i know that one of the things with Resale is you dont get the 20 percent off discount ( not a big deal for the money i save, and we have Disney Visa so over 50 bucks is 10 percent anyways) How do the cast members know your Resale? Ive only ever been asked if im AP or DVC..
 

My parents bought into OKW the first year DVC started, so I grew up going there, my parents still own there and I do too. I love the relaxed vibe at OKW, the villas are large and it’s so nice to be so close to DS. We also own at other resorts but OKW feels the most like “home” to me. It is a sprawling resort but if you drive it’s really not a big deal, but can be irritating if you rely on Disney transportation. And Olivias is a hidden gem, but other then that food options aren’t great. The pool area is cute but my kids prefer other pools more. All in all it’s an awesome resort, and you can always use your points to explore other resorts.
SO i was reading on another forum that all contracts at one point were extended to 2057. How do you tell in a resale if they signed the quitclaim i think its called? if they didnt does that mean they default to expiring in 2057 since the resort is now 2057? That got me confused.

All direct contracts sold after 2007 have 2057 date. If bought before that date there was an option to pay per point to add the extra 15 years or sign quit claim if not extending. Disney won’t allow a non extended contract to go through until quit claim is signed. If original owner extended the deed then the extended deed passes to resale buyer

Ok, so what if they didnt sign it and ignored it? ( i saw this happened to some buyers reading elsewhere) If i were to put in an offer, will Disney require the seller to sign the Quitclaim before i get the contract, or can i step up and agree to pay the difference? This is where im confused. I see some coming up with 2057 and i was focusing on that, but then i read this.
 
Just a tip for the OP, if you buy 150 point contract now, when you buy the 100 point contract later, get the same use year. It will make things a lot easier. We like OKW a lot, been a member since 2017. Stayed at OKW 3 times already. Rooms are big and were refurbished 1-2 years ago. We originally bought SSR resale, we added on a 100 point OKW direct. At the time resale was higher than it is now and didn’t cost that much more. The reason we purchased OKW was for the cheap point Grand Villas for larger family/ friends trips. We planned on banking and borrowing to get a GV in the fall ( cheaper season). They are big and point wise are a deal and a half. Just compare GV’s at other resorts. Can’t wait to eat at Olivia’s in November, that Southern Most Buttermilk Fried Chicken is delicious.

Thank you! YES!! same use year is a a must! Were looking at April and June use years right now, as we usually typically travel in August. were looking at 160 as it will get us studios at 11 months for the time being for a few years, until we pay that contract off, and can add another say 100. We are shooting for OKW, because it feels homey, we dont mind "having to stay there" and Price per point is good. Maintenance is higher than SSR, but we just dont like that one... and dont want to have to stay there as a Plan B because its home.
 
Right - the extension period is over (which is fortunate for you as it was not a good deal.)

Ill be 55 when the contracts up, my wife will be 61. will we still be looking to go as much 22 years from now? do we want to be locked into yearly dues that long. if so we can always slowly replace those points, have more for what we need now, and then downsize when the 2042 is up for the rest of the years we can travel if that makes sense?

Makes sense. Id hope that disney would say " hey we will let you stay for this many dollars per point until this year come 2042. Who knows. Still seems like a good starter contract i think. The card was just a curiosity for sure. wasnt sure how they did that. I guess to me it doesnt matter as long as my Magic Band opens my room etc. We get a 10 percent discount off 50 or more anyways through disney visa. I rarely buy anything under that as i wait and shop later on.

I know they push new resorts, but buying it back at $90 and selling it at $156, that is easy money. They could, in a few years have it over 50% extended and by 2042 almost all extended. Maybe they are going to wait till the end and sell a 15 year contract for $75 pp. in 2042 it could be a great deal.

OKW is an odd resort because of the split expiration dates but if you buy 2057 then at least you can sell in 2040 and it will still be worth something for very little difference in payments overall

The only thing to remember is that prices will only go up and up. Point charts go up, MFs on new resorts are higher, and buy price will be higher.

BRV was $67/point in 2000, BLT was $112 in 2008, Poly was $160 in 2015, CCV was $176 in 2018, RIV was $188 in 2019. DLV is likely to be $200+ per point when it gets released.

Just pointing it out.
