What fees does a seller pay for a resale contract? Does the agent get a flat percentage based on the price like other real estate?

i think the commission is usually 10-12%, yes.

Be advised besides a commission of the sales a price a seller will also pay a $20 ROFR to Disney, a $50 Estoppel fee to Disney and if a foreign seller they will pay a 10% FIRPTA tax at the time of closing. Sometimes buyers make offers asking the seller to pay the closing costs or some annual dues for the current year. If you, as a seller, accepted those offers then you would have those fees as well.
