hi , we are finally looking to purchase resale DVC. Any resale companies we should stay away from? I've spoken to the timeshare store and we like them and will probably send them an offer shortly. Just making sure no bad experiences since we are new to this. How hard is it to get standard or preferred view studios at the deluxe villas at 7 month window during the choice season. We like to go week before Thanksgiving week. We really obviously like the point costs for SSR but do not want to stay there.

Which resort are you looking for, there are currently 8 on site resorts with one in process now. Don't buy if you don't want to stay there. With plans to travel in Nov, you will need the home resort window most times.

Like alot of people we like BCV and BWV.

As for which resale company to use, they are all about the same. It just depends on which one has the contract you are looking to buy. The Timeshare store charges about 20-25% more for closing. But you can pick any closing service, so look around.

BWV & BCV would be tough that time and standard very difficult but not impossible. If you can book 11 months out, and you should for this time, I'd buy BWV because it's both cheaper and less points for standard view.

I wouldn't necessarily wait for a reasonable listing. Figure out what you are willing to pay and just start making offers. It's not unheard of to negotiate someone down $10 or $15 per point off their listing price. Take a look at the ROFR page and see what the market is doing.

With respect to BWV, DVC seems to be taking those more so than other resorts, so on that one especially, don't focus on trying to get the best deal possible. Also, keep in mind, if you are only off by less than $5 per point, that $500-$750 is not likely a huge sum of money, and in the grand scheme of things, if the contract is good otherwise (has banked points and a good UY for you -- which would likely be Oct, Sept, Aug), there's no sense in losing a deal over a few hundred dollars when you are talking about a deal worth tens of thousands.

It is difficult to have a meaningful discussion of timeshare brokers on this board, because The Timeshare Store is a major sponsor, and links to their competitors are suppressed.

Having said that, The TimeShare Store is one of the leading DVC brokers, and should definitely be on your short list. I have bought from them.

Some general guidelines for finding the other 3 (maybe 4 ) competitors. Look for brokers that specialize in DVC listings and have a large number of listings. Avoid brokers where DVC is a small part of their business. Avoid places where there are a lot of naive buyers and sellers, such as eBay. Google will quickly get you to a top 4 or 5. Then do a bit more research on the top hits to make sure they are legit.
 
We used a broker other than TimeShare only because we found a better contract (for what we were looking for). If your goal is to be at WDW in November during Food and Wine, I agree that you need to buy where you want to stay if you want to be at BWV or BCV. Early this year, when we closed at 8 months out, we had trouble getting a room at BWV. For next year, at 11 months, it was easy.
Prices go up and down. Decide what you are willing to pay, how many points you want/need and find a reasonable contract.
There are several spreadsheets available to help you find the full longterm cost of purchasing DVC vs a resort room.
Good Luck! We did not regret our purchase and look forward to the future years.

That is not true. The links that are in the Disboards' filter are there for a reason and it is NOT because the business is a competitor of a Board sponsor. There are several resale companies that can be, and have been, discussed on the DIS. Please read the pinned thread for a partial list of those and for more information on the policy:

I would echo what previous posters have stated regarding choosing a resale company. Find a contract that fits your needs from one of the reputable brokers. I will also add that we are now in the process of selling some contracts and have used 2 different companies based on the competing inventory. Both resale brokers have been fabulous (first one was 31 days from listing to check in hand!) Matching the contract to your needs is more important than the particular broker as long as you stick with the good companies listed. Good luck! I surely wish that we were like you and in buying mode, not selling mode!
 
I've bought from both the DVC resale market and fidelity with no problems. Fidelity's closing cost were much higher, though. If you're making an offer though them I'd factor in that you'll be paying an extra $2 per point at closing.
 
I have had significant communications problems with the company I went through. As in not only have I not gotten a single update or even acknowledgment that my contract was received, they don't respond to emails and now aren't returning phone calls. I was beginning to be afraid I had been scammed until closing documents appeared in my email yesterday (from the title company, not the broker). It was dvcmagicresales.com, if I can say their name here. I will use someone else next time.

They are not scammers but oddly varied on communications. Both used to work for Fidelity and I used them to purchase when they were there and had no issues with communications. However at the same time others would report getting no response or updates. Although thinking back all I needed was the communication when getting the agreement and most everything else goes thru the title company after that so I was not looking for a lot.

One or two other companies do much more communicating and one or two others are similar to DVCMagic from my experience.

Yes, when it's the first purchase it's nice to have very good communication. I was lucky that way. On subsequent purchases it didn't matter that much. I even had one contract close and I wasn't made aware of it until a day or two after the points were showing up online in my membership!
 
I have been an owner less than three years ..................................... DO NOT BUY ANYWHERE YOU DO NOT WANT TO STAY!

I read and read thread after thread. I received so much good advice (including KAT4DISNEY, among others) prior to my initial purchase and a couple of add on contracts.

Few things that I learned (The title to my list below is "Why I am Thankful for this Site):

1. Resale, Resale, Resale
2A. Understand the importance of a specific use year. This my or may not ever be an issue in your stays. In my short time as an owner it already has.
2B. If you add points with another contract, get SAME UY.
2. If your offer is not accepted by the seller or even worse, our friends at Disney exercises stay their ROFR (happened on my first two !) stick with your plan.
3. Be patient. From the time your offer is accepted until the time you receive your log on information from Disney and magically seeing YOUR points in your account for the first time takes an eternity. An "eternity in DVC Resale is normally at least 90 days.
