I have been looking at resales for the past month now and noticed that 2 of the major resale companies have A LOT of sale pending on contracts. When I go onto Fidelty website the same contracts are sitting there (some for less $) then other companies. Why is that, are they just not selling contracts as fast as the others? I find that hard to believe since there seem to be a some nice contracts out there. Anyone know why?
 
Ive noticed Fidelity doesnt always put "sale pending" on the contracts listed. Ours is in ROFR and still listed as "for sale".
 
A couple of reasons for the large number of "Sale Pending" listings could be the normal seasonal peak of sales this time of year and the added urgency due to the changes coming 3/21/11 for resale contracts. Also, the price listed is not always the final sales price. The contract we are in the process of purchasing is still listed at $78/pt and we paid $65/pt.
 
I just made an offer this month through one of the big three resale companies, and come to find out the contract was actually a Fidelity listing. I think DVC for some of these resale companies is their main business, so they update their sites pretty regularly. It might not be a huge portion of Fidelity's business. Based on some other threads about Fidelity it seems that they do not have a large staff working the DVC resale department, so possibly they just don't update as regularly as one of the other resale agencies.

As a tip, if you want to see more listings than are posted on their sites, you can call or email the resale companies, and they will email you very frequently with contracts that are not even on the site. That is how I found the contract I wanted to bid on. I made an offer, and it was accepted that day. The agent emailed and called to let me know.
 

We have a contract in ROFR that we found with Fidelity. Our biggest difficulty was getting in touch with the Fidelity folks to discuss what was available. They have been so busy that email and voicemail didn't work. The best results were when I called and held for them. When I was actually able to talk with someone, they were great.

Once we made an offer, the communication improved a lot. (Our offer was accepted on Monday. We had the documents Mon night. They were received on Wednesday and went to ROFR on Thursday.) They kept me updated with emails at the buying stage, so it was fine. I think they're just so busy that they have trouble keeping up, especially if you're still trying to figure out what contract you want and what works for you. Just my own thoughts...

I have always wondered if the price listed on the "sale pending" listings was the price paid or the price it was listed at. Guess this clears that up for me. Useful tidbit of information!

Lucky you to receive your documents so quickly. I have dealt with Rachel at Fidelity and the process was painfully slow and she was difficult to reach when the Title Company screwed up and sent the documents to an incorrect address. Sharon at Fidelity has returned my calls or responded to emails very promptly but I am still waiting on the closing documents for an offer accepted 4 days ago. I suspect once the terms are agreed upon between buyer & seller, the process is then handed off to someone else and that is where my bottleneck is happening. I'll feel sorry for the seller if the deal falls through because of a broker's incompetence and I'm sure they will never know it was the broker's fault. In the meantime, I'll keep looking at other brokers for my particular resort, UY and points.
 
Good luck with the contract! We are in the process of selling through TSS and it has been painless, and quick! I have had contact with at least 4 different people following up on my questions. The same happened last year when I bought a contract through them! I am sure all the resalers are extremely busy and I have been impressed how quickly TSS has gotten back to me they sold the contract, got me documents to sign and sending it off to DVC for ROFR, it all happened in 6 days from list date!

I have been browsing all the resalers just to see if something jumps out at me and the only thing I noticed was Fidelty has had the same contracts listed for the past 2 weeks and I have a hard time believing (compared to other companies) that some of those are not sale pending or sold. Oh well, I do think we will wait until after our sale closes and things slow down a bit before buying more points.
 
We just saw a listing on Fidelty and i calle my contact at another Resale shop and they also had the listing. i put a bid in with them and had an answer the next day. we are waiting for papers to be signed by the sellers now. So if you wish to work with another broker then Fidelty just ask if they can get that listing for you.
 
Fidelity crosslists/co-brokers with a lot of other brokers including Jacki and Seth ... Nock. That's why there is such a huge inventory. Katherine
 
The reason Fidelity has so many listing is because if you want to sell a DVC contract and call member services... they will send u to Fidelity. Therefore, Fidelity has the most inventory.

As many are experiencing... while they may have the most listings, they are not the best at selling those listings (poor customer service / slow response)... they do co-list with *********** at dvcresales.com and with shontelle at dvcbyresale.com so if you want access to the voluminous listings of Fidelity AND want customer service, I would lean in their direction.

Also Fidelity charges a $195 fee on contracts they sell directly... but u dont pay this when you buy from the co-listers. An even better reason to not go directly to Fidelity.

Interestingly the timesharestore (the sponsor of the DVC boards) does not co-list (at least they werent as of a year ago). They only sell what they list themselves. So to me they have the most buyers (and if I were selling, I would list with them).

SAINTSTICKETS - are you buying ANOTHER contract!!! We just got back from VGC - and we loved the 1BR DVC there. What a great time we had. So far I still have points to bank, so I am holding out on addonitis.
 
Interesting I remember reading that Fidelty no longer charges the 195.00 fee, read it about 6 months ago??? Anyway I hope I can hold off and see what resale does 6 months down the road. We too have banked points and enough for our 10 night trip next Feb. in a 2 bedroom! It is the NEXT FEB that is bumming me out!:scared1::scared1:

I don't think fidelity charges the $195 anymore.

She has many years of experience in real estate and has been top notch to deal with. When you call, just ask to speak to Sharon. She'll either answer the phone or call you back promptly.

I think the poor customer service image for Fidelity will soon disappear.

I have found buying through Fidelity to be quite a breeze (so far). I had many questions, and Rachel answered them all. I submitted my offer and got a response within 24 hours (including a mid-day update), and had the contracts signed off and into ROFR within another 36 hours.
Even last week when Rachel was sick, and I had some questions, I left a message that was returned by two different people within a few hours.

My emails and calls have all been attended to rather promptly. I've been happy thus far.

I was not charged any $195 fee.

LOL...Yes Sil, addonitis has struck again! :lmao: I don't want to jinx it until I see the seller signs the contract and it passes ROFR so I haven't posted it over on Donald is #1's thread yet! Fidelity within the past year stopped charging the $195 administration fee - shortly after we bought our last contact Mar, 2010. :mad: Glad you enjoyed VGC. Now you can look forward to your upcoming Disney cruise! :cool1:

I would LOVE to buy a contract through TSS but I've called 3 times in the past 6 weeks within 10 minutes of receiving their email of new listings and everytime it is already "Sale Pending". :headache: I'm about to give up on them.
 
Contracts are flying off the shelves it seems! A buyers market seems to have turned into sellers market! We bought a fully loaded SSR contract last year and i have seen prices drop after that but the past few weeks I noticed pretty empty contracts going for the same price if not more!

I went on Fidelty last night and realized that on the top of the lisitngs it says "updated 2/28" I think before yesterday it said updated 2/17 so that explain why I was seeing all the same inventory! Still 1 I am looking at just cannot decided if I should wait since I plan on only using my points for WDW (I also have enough direct points if that ever changes!)
