Okay, so before I start talking re-roofing with DH who actually does know roofing and probably already has his ideas about our reroofing this spring that are good and sound. If you've re-roofed in the past 5 or 6 years, what'd you get and do you like it? We're in a single level ranch that currently has a traditional flat tar and shingle roof. It's a plain red brick house with white trim.
 
We stepped up a little bit and got the architectural style shingles for our house. It looks nicer than everyday shingles.

Since this is about roofs and we are thinking about redoing ours, approximately what did you pay for roofs in your area. We haven't even started getting estimates and kind of scared to start.

Roof prices will vary by area and size of the roof. We got a great deal on ours because we did it in combination with new siding, windows and deck (and the contractor really wanted the job.)

Our neighbor has a slightly smaller roof than ours. Same size house and garage, but no farmer's porch (Garrison with 2 car garage). He did his 2 years before we did ours and he paid $9,000, without architectural shingles.
 
We have a 2700 sq ft 2 story house with a steep pitch on our roof. It has a lot of surface to be covered with shingles. Estimates were from 6500 to 10500. We chose a 7000 bidder due to other neighbors favorable comments.
 
We bought our house in November and found out three days before Xmas that the roof was bad( of course after the house inspector certified it was good for a last 5 years). Anyways we have 3 separate roofs on our house: the main roof, ( the bad one) the roof over family room addition, and roof over the garage.

We got 2 prices one for a roof right over bad one $3,000
Tear off and new roof on main roof $4000
Tear off and all the whole works with a reputable, highly recommended company w/ arch singles $4700.

Needless to say we are going w/ the last one! It would be almost 10,000 $$ to due the whole roof so we are only doing the main roof at this time. However, our house is fairly large just over 2800 square feet w/ 2 1/2 car garage and family room addition.
 
Do you have a completely flat roof or a roof with a pitch. That makes a difference.
 
We had a ranch also, but with an L, 1850 sq. foot. We did a METAL roof. We loved it! We (well dh) did it himself. We ordered it, delivery was longer than expected. And he and some friends put it up. We already had one roof on it, so we buried it. The roof had a few dips in it, so he added supports on top for the metal. No gutters needed, since the snow just slides right off. No ice dams ever.

Loved it! We are looking into doing it for this house too.
 
We replaced our roof 2 years ago with 30 year architectural shingles as well. We replaced all the vents and pipes and had a few areas where roof sheeting had to be replaced as well.

All told we came in at about $5200.00 in cost. We got lucky with that price as the contractor is a friend who gave me a hell of a weekend deal.
 
I've been told that you shouldn't put a new layer of shingles over the old shingles, although that was pretty common a few years ago. I believe the problem is the combined weight.
 
We got architectural shingles as well. We have a white Cape Cod with black shingles and got a grayish/black roof.

We've had it for about 6-7 years now. No issues. Back then it was about $3500-4000 to do. WE also got new gutters and gutter guards too.
 
I really feel like I'm about to get the shaft. I have a 1890 Victorian, 1 1/2 story, 1890 sq. ft., with at least two layers of singles on most of the house, some steep pitches areas, one large flat area that does not need replacing. The first estimate I got was $18000!!! I nearly died. Next was $16000. I finally found a good guy that will do it for $9100. I need to move my house.
