I close escrow around the end of sep.

I have 218 pts that have to be used by feb 05 - I don't know if this means 2-1-05 or 2-28-05

But what might be the best way to rent them out?

Any ideas would help

If your Use Year is February, the points would have to be used toward a stay by January 31st.

Check out the rent/trade board for a FAQ and other information on the rental process.
 
Since the points will be expiring soon, they will not have as much value as points that you can make 11 month reservations with. Another small problem (and don't take this the wrong way) is that your post number is low. Many people like to rent from those with more posts just because they can read more about the person they are renting from.

Another option for you might be to deposit your points with Interval International and start a search for a place in the future. You would have two years to complete your stay with II. It's a way to stretch out the time you can use your points.

I don't think HBC said that to be critical...but it is a valid point and could definitely impact your ability to rent the points here. In a sense, the post count is kinda like a feedback rating on eBay. When I purchase something on eBay, I make a point of never bidding an exhorbitant amount of money for anything listed by someone with a low feedback rating. The reality is...it could be a con artist who just re-registered under a new ID to swindle a whole new group of well-meaning folks.

I don't think the points are un-rentable--you'll just have to do a little more hand-holding. The going rate for your 200+ points is going to be upward of $2000. And, the reality of a rental situation is that YOU, as the owner of the points, are asking for the trust of the folks who want to rent from you. Until the day of check-in, YOU own and control the points. The person who sends you a check for $2000 has to live with some small twinge of doubt right until they arrive at the resort and successfully check-in. Functionally, you could walk away with their money, cancel the reservation, and disappear into the night.

You may know that won't happen, but you still need to convince a total stranger that you are trustworthy. That is the challenge that awaits.

Alternatively, you could look for a family member, friend, or coworker that may want to rent the points from you. Or you could consider donating them to charity. There are a lot of worthy organizations like Give Kids The World or Make-A-Wish that would be happy for free nights at a DVC resort for one of their needy families.

Reversely, I could put trust in the person renting the points & take a small deposit & the balance after the vacation.
 
That might be a little extreme. Most members renting points will require full payment before the 31-day mark is reached because the points are fully committed at that point.

If you're willing to wait a little longer to receive the money, consider processing the transaction through and escrow company. It may cost you a few dollars, but at least it insures that the dollars have been committed by the renter BEFORE they leave for their trip. Last thing you need is to find out that your renter "accidentally" spent YOUR money on souvenirs while on the trip. Then you may get caught in the "I'll pay you next month" cycle...

I wish you all the luck in the world. I have been on both ends of things as a renter and a rentee and it takes a lot of trust. I'm sure you can build that by really doing all the research you need to do here and then making personal contact.

Whatever you do don't take the money after the trip. Get it before that 31 day mark as tjkraz suggests.

PEOPLE IN JAPAN - AUSTRALIA ETC.. $ BEFORE MATERIAL OR 1/2 DOWN - 1/2 AFTER

I REALIZE GETTING SOMEONE TO TRUST A NEWCOMER MIGHT BE TOUGH.
 
I second the suggestion to use an escrow service for the rental fee. This would give a lot of protection to both you and the renter. If you rent your points for $2180, the escrow fee would probably be around $50-$100.

They usually do sales, but I don't see why they couldn't handle a rental. Their escrow fee is $100.

One drawback to an escrow service is that you wouldn't get the money until after the rental, so that is something to consider.
