"renting points" contract?

for those that have rented points on the sister board, do you have a copy of the "contract" you used?
i'm thinking of renting out my 8/04 extra (150+) points, and want to keep it fair for both parties (i checked the FAQ's, but they were a smidge too vague).

btw, if you (or anyone else) have any tips to share, i would really appreciate it! (i've been on DIS & other disney boards for years, but this will be my 1st time renting out points).
