Renting home. How to find right one?

Thanks to the wonderful DISsers on this board, I'm narrowing down what I want in a vacation rental.

My question now is: how do I find what I'm looking for? Please, tell me that I don't have to search through every listing for a 4Br/3B villa to find what amenities each one has. If that is the only way, I have plenty of time to do it, but I'm hoping for something easier. Is there a search type engine on any of the sites where you plug in what you are looking for?

Also, I realize that there are going to be differences in furniture quality in the homes, but how do I know what I'm getting? The photos all look comparable, and I doubt that any of the owners are going to say that they have low end, uncomfortable furnishings. Is there a secret here that I don't know about?:confused3

There are just so many options out there that it seems overwhelming. (I've already collected almost 3/4 of a page of just web site links!) HELP, please! :confused:
 
Unfortunately...there's no really super easy way to help narrow down your choices. You're right...no one is going to come out and tell you they have cheap, uncomfortable furniture either...but those that have invested in things like super high end beds, linens, etc, will definitely list them as amenities on their websites or ads.

Depending on what resort you're interested in...you could put out a general inquiry or something on some of the websites (like www.windsorhillsrent.com let's you do this) and in your note put down things you're interested in.

You're better off if you know you need a 4 bedroom place to do a 4 bedroom inquiry so you don't "blast" out emails to everyone who has a place you're not interested in (which will result in you getting dozens of responses from people you probably don't want either).

Other sites like www.vrbo.com is a much more manual / one by one type of process, yes, it's a time consuming process.
 
vrbo.com is one of the most frustrating sites ever. the web site design is from the stone ages and the search facility is near useless.

if you're looking for a 4BR/3BA in emerald island and you don't mind paying a little more for an extra nice place, i can recommend emerald footprints.
 
We rented a villa for the first time over this past Christmas and New Years. It took us about 20 minutes to get to the parks. It was in Haines City Southern Dunes Golf Course. We drove down from Cleveland, Ohio. It was a long and exhausting drive. We will never do that again..lol..

We paid $1600.00 for 11 nights. The villa has a 18 foot pool, 4 person spa/hot tub, 5 bedrooms, 3 full baths, gameroom in the garage, very nice eat in kitchen, and a formal diningroom.

The bad things...
towel had black short hairs embedded in them (bring lots of towels)

dishes, cups, pots and pans (should of been replaced) were dirty. Mold growing in coffee cups

Pool turned green - called maint 2 xs to get it clean- by the time it was clear we were leaving.

smoke detector kept beeping - we bought a new battery but it kept beeping

The hot tub started to smell - they never fixed it

Beds were hard as bricks


The house was beautiful! I sent the home ower and very nice email. I added some of the problems we encountered. She never e-mailed me back.
I put a lot of good things it the e-mail. I also wanted her to know about the bad things. Id want to know if it was my villa and management co.

We thought we would return to this villa year after year. Now I will look for a different one. We loved staying in a home. It was better than staying on-site and using the buses.

I looked at hundreds of villas. It took me months to find the right one.
Then looked what happened!

Is like to find someone here that stayed at a villa and would recomend it.

I am sorry you had a bad experience -but its good you also had nice things to say about the home but not so good that the owner didn't acknowledge the help you were trying to give them.I always ask my guests if there was anything that could be done to imrove the service I give or any additions to my home they would like to see and try to put them into practice if it is at all possible.It does the RBO business no good at all if owners don't listen to their guests .
 
I went to rentalo.com and put in my criteria and it sends out a blast email for you to all owners. Site is user friendly.

It has been such a tedious project for me so I understand your plight. I am bleery eyed from looking at all the villas and all the amenties trying to find the perfect amenties. Finally DH said to me last night "we are used to staying in a reg. 3.5 hotel and have never complained about anything. I think as long as the place is clean and everything is in working order, we will be ok."

One thing is I am terrified of the kids trying to sneak into the pool and something bad happening so I keep talking myself out of the pool home which everyone else is excited about.
 
We stayed in a villa last year in Davenport 4bed/3 bath and we are renting again from the same owner, different villa, this year. We would have stayed in the same one, but we wanted a hot tub this year, and their other villa has one. We had no problems with the Davenport villa last year, have had a very good experience with the owners, and I feel we can recommend them. Last year we stayed at Orange Villa, this year we are staying at Lakeside Villa. Orange Villa was extremely clean, it was stocked with hand soap, dishwasher soap, dish soap, garbage bags, salt and pepper, stuff like that, and had unopened samples of shampoo, conditioner and body soap. The king bed in the master bedroom was the most comfortable bed I've ever slept on. The furniture was good quality. The pool stayed nice and clean and warm the whole time we were there, and it had a pool blanket. There is a child safety fence for the pool, rather than alarms (we prefer the fence). It backs onto an orange grove and the neighbourhood was very quiet, and gated. We also arranged for the rental of a gas bbq which was great. We had absolutely no problems and no complaints, and are obviously hoping the Lakeside Villa is the same.

When I search, I make my wish list. For example, a king bed in the master is a must, so the first thing I check is the bed situation and immediately move on if there is only a queen in the master.

I have tried a general e-mail to all owners, but many owners who did not fit my criteria answered, which I found extremely frustrating!

www.homeaway.com has an advanced search facility which allows you to input some of your requirements. IMHO it doesn't go far enough considering the way their data is input - they could have a much more interactive search facility. But it is better than a lot of places.

If you do go to a site with a "Send to all X beds" type option, I would recommend putting as much information in the notes field as possible. Answers to questions such as... are your dates flexible? What are your must haves in a home? What are your nice to haves? If you know which community or area you want, put that in. It will help owners decided if they should reply (I know that sounds a bit bad, but if I had a home that didn't have a spa and that was a must have, I wouldn't respond). That won't guarantee that all the choices that you offered will be perfect, but some owners won't respond if they know they can't meet your requirements. So it will help narrow down the choices.

www.windsor-palms-florida.net has homes on WP and has the "Send to all X beds" type option for you.

As an owner, I have the reverse- I don't know how to find the right guests for my home- we have an extensive web site, a virtual tour, and try and do listings everywhere- Wish someone could help us all out to finding a way of matching in this very dense area- ideas?

OMG, then you have never experienced the pool alarms all these homes have that could wake the dead. In the homes we have rented, they are on every door from the house to the pool area. you can also lock these dorrs in the regular way of course. Then in addition you have a fence around the pool itself (this is inside the screened in pool deck area), so even if a child got outside without you knowing it, s/he could not get into the pool without an adult unlocking and removing the fence.

I believe this is all according to Florida law.

However, I am sure short term rental owners could not get insurance without serious pool safety measures, legal requirements aside.
 
FYI the current law is that new build homes must have either a pool safety fence or hard-wired pool alarms on all the doors to the pool area.

Older homes do not have to have this.

Our first home was completed in 2002 and it had a pool safety fence in place. We added alarms too, because I believe you can't be too careful where children are concerned.

We have a fence AND alarms. We added the alarms..we feel the same way..can't be too careful! You have to figure that our homes are by Disney...and there's going to be kids there all the time..so the home has to be somewhat more kid resilient than most.

Not sure what you mean by this statement? I spend a lot of time on the STR/VRBO owner's forums..for starters if you're not on those then you need to be....

Pool alarms are very important! I could not handle not having alarms! I do find it quite concerning that Laura was in a house that was not being taken care of. I would have thought the owner would want to know that the home is being taken care of or not!

we rented a house in Oct 2004 through vrbo.com...The name of our house was Magic Memories. I did a fair amount of research before I booked. I was also worried that things would not be as they appeared in the pictures. We had a really great experience. We were in a 4br/3ba with a pool and jacuzzi. We had 5 adults and 3 kids and it was perfect for us. It was only about 3 miles from the entrance to Disney. Also, there was a grocery store close by and restaurants. Good Luck!!

i totally second this. my wife used one of those "send an email to owners" web sites for sending specific queries to 5 owners. one of the owners had no availability and without my wife's permission sent a general query to all owners. my wife was pissed! we got something like 300 emails, none of which we wanted, and it made it really hard to find our real email amongst all the "spam".

Wow-! Thanks for the suggestions- I had no clue there were all those places out there for owners- really- you took time to answer me and I really do appreciate that- I mean it- You took time out to help me and that is above and beyond--This Disney house is so different from anything I am used to…

Yes, our home is different- I do interior design and architectural consulting- We have very high end vacation homes in different parts of the country. When we decided to buy down here close to Disney, we found one of these houses with a huge yard and privacy, a great fireworks view, and oversized pool and spa, and then gutted it (if we had “good bones” to start with, we knew we could work with it)- We added a great fenced-in yard with lush tropical landscaping and a bunch of citrus trees-Then, we ripped out the interiors and flooring and installed bamboo floors- We added a fireplace, with a handmade Moravian tile surround. High end appliances, and our furniture is totally different too- We certainly “Disney-ed” it up because of the location- for instance, in our safari room, the headboards and the chest of drawers are the wood prototypes that were originally designed for the Animal Kingdom Lodge- Much of our artwork and figurines are retired from Disney too- The artwork in the dining room hung in the Disneyland Hotel in California, and the figures on all the high shelves were actual store displays retired from Disney stores—But we also have plenty of non-Disney things too- We use lots of comfortable antiques in our designs…The dining chairs are 1820’s pine Windsors from New Hampshire- the kitchen table is an 1840’s antique from North Carolina- The living room sofa I designed and had custom made for the house with all down spring hand-tied interiors The master bedrooms both have (washable) silk bedclothes and silk at the windows- The bedding is all Anichini Italian hotel sheets, towels and monogrammed robes, with featherbeds, down pillows. The soaps and amenities are by Hermes. Even the kitchen has French cutlery, hand painted European dishes, and Chantal pots and pans- We literally spent more on the bespoke bench-made living room sofa than some of the rental houses we looked at spent on their entire whole house furniture package (I looked at lots and lots of houses before buying and have family furniture stores, so really well acquainted with what I am seeing, not just guesses and George, I hope you know I am not trying to be pretentious, HONESTLY- it is just you would never know from the outside what is inside this house- It is geared for those folks who expect Anichini Italian hotel linens (or Frette, and I have used both, and Anchini is far superior- holds up far better, as well as staying luxuriously silky far longer- Frette sheets tend to pill and become rough with time) -- And hopefully so you can see I am not just some horribly misguided homeowner, I am going to include what was written in my guest book from a luxury home magazine editor that stayed here in August…
"5 Star Rental Accommodations. This house was by far the most pleasant, CLEAN, user friendly home we have come across to date. As designer or 'Art Director' for an upscale magazine, I get to see a lot of homes all over the world. Most of the homes that we showcase are for sale, not for rent. But if there is ever a slot for a 'how to' set up rental properties, this home should be the bible."
But getting the word out about how different we are is the problem- I am totally sure you all have beautiful homes- REALLY BEAUTIFUL—I mean it--- there are LOTS AND LOTS of great homes out here-I mean that- I would guess yours is(are) fabulous- and you obviously are very intelligent in the marketing area—obviously well-versed which is why I am asking for your help:>)—it is just that ours is a different niche, and that is what I meant by matching…) And this niche is pretty different because we also WELCOME well-behaved DOGS- I guess our market is different- Our house IS a good value for what it is---- a GREAT value actually- I mean, one could spend less for our entire house with fireplace than one would spend for a single, non-concierge level room at the Grand Floridian- And I guess that is my target market- a niche- Folks who are used to staying at very very high end hotels- like a Ritz Carlton or Four Seasons or Loews- and are looking for similar amenities and furnishings here- For instance, several of our Christmas-time guests were 13 and 14 year repeat stayers at the Grand Floridian- We certainly welcome lots of folks without dogs, but a lot of our guests travel with their four legged family members and are used to staying at Ritz Carlton’s with their pups or above- literally-- and won’t stay at less--- I know we stay at those types of hotels when we travel with our dog when a five star is available and when we have short term travel needs- In any event, yes our house is different- Once we find folks,---they stay with us and become repeat guests, staying with us not only year after year but also sometimes several times in a year- It is harder in Disney- Certainly some folks come back here year to Kissimmee after year, but unlike our beach homes they might book year after year for the same week, some folks consider Disney a once in a while trip, so I am having to find new guests -We aren’t after those folks in the $99 a night market- And there is NOTHING wrong with that market—there is a total need for that niche! it is just not our target market after we totally gutted this house. We are trying to find folks that want a true luxury , 5 star product this is, and know what a great value this home is do for what they get (and compared to some of our homes in OTHER parts of country that rent for up to $2000/night, this house is an unbelievable bargain)--- It is just that in this very saturated and overwhelming market, I don’t know what to do---totally don’t know-…This home is unlike anything in the area, (luxury plus the fireplace plus the dogs welcome too)- and it is just a question of finding the right guests but how????? Folks who get overwhelmed trying to find the right house when they start to search and might give up--Our luxury homes have always been in much smaller markets- like Seaside Florida which is 80 acres, and only has so many cottages, so getting found was not as hard as here - In contrast, this Disney area is so overwhelming- I read about potential renters on this DIS board and how overwhelmed they are with finding the right match- I totally sympathize as I was on their end once too- That is what I meant-And that is why I wrote in. Yes, I guess it IS marketing but in our case, it is also a question of finding the right match more than anything because we are so specialized- So that’s what I meant if anyone had guidance on finding this type of specialty niche market-?

I have been up since 4 am yesterday morning with a migraine (was hit by a truck years ago and get migraines when I type too much, which is why I never have explored these Boards before…and I will certainly pay for typing this tome to you with an extended migraine:>) Anyway, an idea started percolating about some sort of a search capability for all potential renters to use-- I don’t know- I will percolate some more- And if I come up with an idea that might help all of us, I will totally be on this board asking for input…

In any event, that’s what I meant by matching, and you are totally right, marketing needs to be a key too- so am totally open to suggestions….And thanks for your time- I know you must be busy and I appreciate any suggestions you- or anyone else-- could give me- really and truly :>)Thanks

PPS I have no clue if this is the right place to ask or not, and have no idea how to move it to another area if not (major neophyte here) but the one thing I would like to add to the house is to take out the big shower and soaking tub and install a steam shower and an Ultra Bath whirlpool tub (uses AIR not a water pump, and has an automatic clean cycle after the tub is drained so the cleanliness issues with a regular whirlpool tub are not there-they are GREAT tubs) I would love to know if someone has a REALLY good remodeling contractor they could recommend to that end, someone they have used for demo and pretty technical work with plumbing and tile, and would heartily endorse. I would REALLY appreciate it-:>)
