Renting a house?

Hi there,

We've always stayed onsite but this year money is tight and are looking into renting a house. I have no idea where to begin. Can someone please steer me in the right direction?
 
You can either rent directly from an owner which we do or you can rent through a company like allstarvacationhomes.com or floridasunvacationhomes.com. You can usually get a better price renting directly from an owner. You can find listings on a number of different sites like vrbo.com (vacation rentals by owner), homeaway.com, and many others. Some of the subdivisions have their own websites like windsorhillsrent.com or stayatemeraldisland.com
Take a look at a few to get the idea of the choices you have. Decide on how many bedrooms you need, your budget, how close you want to be to Disney (generally the closer you are the higher the rates), what amenities you would like: private pool, game room, wifi internet, etc.
When you've picked out a few that you like you can email or call the owner with your dates and ask for a price that includes all fees, taxes and pool heat if you want it or need it.
When you know the owner's name you can check out whether they actually own the home by using the county tax appraiser website.
Just remember that when you rent a home you are responsible for everything yourself. You live like you would at home, taking care of the laundry, housekeeping and garbage. No maid service unless you pay a lot extra. There's toilet paper, dish detergent to start but you have to buy extra.
Also you have to reserve and pay in advance. Usually a deposit of about 20% of the total when you book and the remainder anywhere from 6 to 8 weeks prior to your dates. There's usually a refundable security deposit in the form of a hold on your credit card or a cheque. If there is no damage then it is returned to you from a week to a month after your stay.
If you rent at the last minute you'll have to pay the total of your rental up front at that time.
Most rental policies have a no refund if you cancel within a month of your dates and limited refunds before that so you should get cancellation insurance in case of emergency. ( insuremytrip.com)

Here's a map to show you where the subdivisions are. We usually stay in the Formosa Gardens area which includes: Windsor Hills, Emerald Island, Windsor Palms which all have manned security gates; Formosa Gardens Estates, Acadia Estates and Sunset Lakes have a coded gate ; and Rolling Hills, Indian Creek and the Oak Islands are not gated.

Try http://www.vrbo.com/vacation-rentals/usa/florida/central-disney-orlando/kissimmee. Or Orlandosecret.com The "secret" owners have both a townhouse and a 6 BR house at the most amazing prices. Even free long distance and a computer w/internet so you can stay in touch with your DIS friends.

We have stayed in 3 BR townhouses to 5 bed/5 bath home and never had a bad experience. Windsor Hills and Windsor Palms Resorts are extremely close to WDW and absolutely beautiful. You can save some extra $ by having leisurely breakfast at home, by your own pool if you like. You can pack lighter because you can throw on a wash every night. No crowding into a room or two...lots of privacy... multiple bathrooms. These places are my idea of pure vacation bliss. As much as I thought I'd love to stay in the middle of the magic, the idea of any hotel room I could afford there would never be the same.

Ill throw in with everyone else. Renting a house is an awesome way to stay at Disney. You will never want to stay at a hotel again

We are getting ready to go to our rental home! :cool1: We rent from
justfloridavacations.com - we get the Quartz only because there is a beutiful nature preserve behind it, so no backyard neighbors. I found them on VRBO.com and have been in this house before it was just awesome. I love love love the space and the washer/dryer,and the pool keeps the kids busy, the only thing is the mandatory back door alarm can get aggrivating but just know how to turn it off-shhh Ya didnt hear it from me :rotfl:

Last year, I rented a 5 bdrm home from a woman on ebay. It was WONDERFUL!! I am renting from her again this year, the prices were very reasonable (we paid $85 per night + tax for 5 bdrms, 3 bathrooms, living room, dining room, kitchen (with all appliances, tableware and utensils etc.), and a private pool, laundry room and 2 car garage. The home was cleaned prior to our arrival, and was immaculate. She only required a $200 deposit for our 2 week stay (which is refundable if you cancel prior to 30 days before scheduled arrival). There is also free wifi in the home if you have a laptop. All of her homes are about 10 minutes from disney in a community. Her seller name on ebay is jan4459, and I highly reccomend her =) She is the owner of all her homes so you deal directly with her. Hope this helps =)
 
My family and I were looking for a vacation home as well. I found floridasunvacationhomes.com and pleasantstays.com has anyone used them and are they OK? I have seen some positive things but i want to becareful
