We are looking to relocate to Fl. in the next year. we have talked to a few realtors in the area and were hung up on Clermont, Winter Garden and Davenport. We have just been asked if we would consider Poinciana. Does anyone have any info about schools, crime, and general information. The home prices here are very low but I am wondering why. Thank you

The other three areas sound great. Tell them you are fine with just those.
(A nice way of saying no to Poinciana. Mama said if you can't day anything nice....)

No - I would not consider it. There are a few decent pockets but for the most part it isn't good.

Why are you relocating to FL?

Personally, out of the areas listed I'd choose Winter Garden (or Windemere) with kids.

Poinciana has its problems. One is that it is partially in Osceola County and partially in Polk County. We have been looking into incorporating as a city, as the population of Poincina is actually more than the City of Kissimmee. Another is that currently it is semi-isolated, with only three roads out although there are plans to build a new road which will also improvie the connections to I-4.

I can't tell anything about schools as I live in Solivita, which is a very large over-55 community (of more than 3,000 homes) and nobody in Solivita is interested in the schools as we have no permanent residents under the age of 18.

Currently services are being improved, there is more shopping, we have recently gotten a large full-service Post Office, and there is a hospital being built in the community and the number of medical offices is increasing.

Clermont- The only area in Central Florida that is slightly hilly. Lots of housing options and there is a new BJ's Wholesale, JCPenney,Michaels plaza right on Hwy 27. This is Lake county-schools-eh

Davenport-Be careful here as there is a bunch of neighborhoods that cater to the short term rentals-meaning that if you have to get up at 7am and the guy next to your house that night just flew in from a much different time zone, there may be a pool party in full swing at 3 am!

Winter Garden-nice. Close to Disney. Housing prices in a wide range. Schools are good. Stay South of Hwy 50. If you look at areas of off CR535 you will find brand new developments at great prices. Fairly new middle school called Bridgewater-very good. Orange county.

Poinciana-Osceola and Polk county schools-not that great. More retirees in this area than the others. Way out and a bit of a drive if you want to do something in Orlando somewhere.

Poinciana as a whole has gone way downhill over the years, but had great potential back in the 1990s. It has one of the highest foreclosure rates of any metro Orlando area. I would definitely recommend a drive through it before committing any money.

Crime is average.

Any school info can be found at greatschools.org. Be aware that FL has 2 Poincianas, one in Osceola County, the other near Miami. Either way, reviews aren't pretty.

One last thing, and I don't know if it still applies. But, when I lived in FL, the road I feared driving on the MOST was Poinciana Blvd, leading from 192. At the time, it was a 2 lane road, really crowded, and had the highest number of head on collisions. The speed limit was 45 for the most part, but impatient folks take really bad chances on that road, passing people regardless of traffic.

Having lived in Clermont for 5 years, I am partial to that area. It has grown by leaps and bounds since we left. Clermont has decent schools and great shopping. The only drawback to Clermont is that it's not totally easy to get to Orlando, if you'll be working there. Since there are protected wetlands in the way, your only two choices are Highways 50 or 192 to I-4. It's a good 40-50 minutes.

Where in Davenport are you considering? Realize that Davenport could be up near Haines City or down by Champions Gate. The mailing address Davenport is a very large area.

Be sure & check the tax information very closely. Parts of Poinciana are in a special taxing district that will add an assessment onto your tax bill annually. Just something to consider. ("surprise" bills stink! LOL)

??? Why wouldn't you just hop on the Fl Turnpike to either the 408, or the Turnpike to I 4 to get to Orlando? It is very easy now to get from Clermont to Orlando. :)

First, I hate paying tolls, especially on a daily basis.

Second, remember that Clermont is encompasses a large area. We lived in southern Clermont, close to the Polk County line. Highway 50 was 10 minutes away from us. I worked downtown, and 192/I4 was 20 minutes quicker for me than 50/Turnpike/408.

The irony is I now drive exactly an hour each way to work in Atlanta, so exactly what am I complaining about? :confused3
