So question, since I’m very in-versed in real estate transactions. If a broker has a listing labeled as “full asking price only” how strict is that? Is that just company-speak to prevent offers, or is that typically from the seller?

Basically, if I were to make an offer on one of those would it be a blanket rejection?
They might think they have an aggressive price and don't want to entertain low ball offers. But something is only worth what someone is willing to pay for it. If you come in below their 'firm' price, and its the only one they get, they may consider it or they may not. If you don't ask the answer is 'no'

Those are approved by the sellers, so in most cases, an offer is not going to be presented.

I offered on one once because I somehow missed that, and they broker got me to me saying, owner was not entertaining lower offers.

I did say to contact me if they change their mind and it sold full asking price next day to someone.

I made the offer, and was told the seller declined and was looking for more money and also for ‘24 dues to be paid. 20 minutes later I responded to the email asking if there have been other offers and why it has been posted for so long. Then 20 minutes after that, the broker said it hasn’t been posted that long and that the seller just accepted a full price offer…Then their website was also updated from Available to Sale Pending during this 20 minute period.

It could be that things get posted, then taken down or reposted that could screw with the timing, but it shouldn't really affect anything when making an offer.
Also same listing could be posted on multiple sites, so not sure if that makes a difference in what you're seeing.

I'd say most old listing are still there because they aren't accepting lower offers, other wise it'd be gone, so i would try for older ones, those people aren't really trying to sell, just fishing. ;)

That makes sense. I guess it worked out for that seller because apparently they accepted a full price offer like 40 minutes after declining my offer.

Last two ROFR threads have points ±10% that are landing at $107-123/pt.

Offered $111/pt with seller paying 2024 MF. Fast rejection, citing a loan balance that needs to be paid off at closing. No counter-offer, simply asked for my max.

Offered $120/pt with seller paying 2024 MF. Seller thought about it for 2 days and rejected with no counter-offer.
 
Unless there are banked points, $115 to $125 is the low end of reasonable right now, IMO, for a BLT contract under 100 pts. Maybe a little less for larger contracts. Just move on and make an offer elsewhere.

You need a loaded contract right? Or is borrowing an option? Not many loaded on the market right now. I have never offered here, but worth a look to see what they have. They may take less since I believe they are paying less commissions and you deal directly with the owner (I think). https://vacatia.com

This was more than 100pts. I moved on and already made an offer elsewhere!

I don't need loaded. First trip we'd use the points is Christmas 2025, so could even make stripped work.

Somehow have never heard of this place, bookmarked! Nothing in the points range + resorts we're considering right now, though.
 
Welp, got another one for the thread.

Grand Flo listed at $162.

Larger than any contract in the last two ROFR threads, which have had ~150pt contracts going for $147-156.

Offered $143/pt xxxxxx Rejected, no counter.

Offered $150/pt xxxxx Rejected, seller countered at a "firm" $160/pt xxxxx

Walked away. If the points were smaller and closer to our goldilocks zone, we might have begrudgingly considered $160/pt.

Removed details…only post resort, number of points listing and offer price reflected.

Several properties have yet to hit their real correction - VGF is one of them. HHI and VB are others.
 
Updated! I had forgotten that we will allow the information about an offer that asked seller to cover MFs or dues We will assume buyer pays those.

And yes, I do remember that this may not be as useful as allowing more.

So:
Resort
Contract Size
Asking Price
Offer
Seller pays Dues and/or MF

***if it involved more than one offer by the buyer, include both…there is no need to add sellers counter offer since it wasn’t accepted.

Kinda, i mean, you're not wrong... I definitely didn't want to buy both at the same time, but i also was countering extra low because they were asking extra high... I mean i paid $145 for BWV last month, & that was pretty high, so $165 is outrageous to me, so i assumed i might get a counter closer to what i think is reasonable... but unfortunately no, i offended them both instead. lol

Also, I don't have any use for more points until a winter 2027 trip, so I'm in no rush, but i would've paid $125 for BWV or BLT. (maybe i should make new offers. ;) )

Small contracts…. limited inventory…. different world from 100+ plus contracts.
 
You can add more context if you keep it general. For example, if your offer asked for seller to pay closing, fee or dues, without specific numbers, I think that will be okay.

What we really don’t want is info that leads to what the contract for sale is all about Hope that makes sense.
Reminder. Please only post resort , number of points, listing price and offer.

Do not include other details like fees, etc. those details get removed or post gets deleted.

And yes, I do remember that this may not be as useful as allowing more.
Can the rules please be kept consistent?

I'm trying not to break the letter or spirit of the rules here. I even omitted the number of points for those two contracts beceause they would easily identify the contracts, which is the spirit of this rule. But when the goalposts move from recently written rules it's hard to know what can be shared.

Wow, at $145 not even a counter.?? I had zero shot. lol

It's ok, they're just hoping to sell while the market is somewhat in their favor, but we will have plenty to choose from here in another couple months. ;)
