I no longer keep the first post up to date but will continue to keep this thread open.

However, you can only include Resort, # of points in the contract, listed and rejected price.

Do not include UY, status of points or any other details or the post will be deleted.

Since we don’t allow posts of active listings, the info here needs to be general.

Here is an example”.

BLT, 120 points, listed $120, offered $105 r. (allowed)

BLT, Feb UY, 120 points, 200 2025 , 120 2026, listed $120 offered $105 (will be deleted).

Two thoughts:
  1. Not being able to indicate loaded vs. stripped, even in generalities, greatly diminishes the utility of this thread.
  2. What if the listing is, in fact, no longer active? Could have been outbid, otherwise waited until it was sold, or negotiations progressed to the point of agreement...

I understand that but TBH, after this thread started, it was debatable whether we should be allowing it to stay.

There is no way to track if a contract is still for sale or not and certainly not something we want to have to do.

So if just knowing the prices that are being rejected for the resorts isn’t helpful, then the thread will simply go into hiding because no one is posting to it.

Understood. This thread was meant to provide limited but still helpful info.
That's good enough for me & I think many of us.
 

I think I'm not supposed to say.

You can add more context if you keep it general. For example, if your offer asked for seller to pay closing, fee or dues, without specific numbers, I think that will be okay.

What we really don’t want is info that leads to what the contract for sale is all about Hope that makes sense.
 
Aulani, 200 points, listed $95, offered $95, declined without a counter

ETA: Asked seller to pay both 2024 and 2025 dues.
Wow. Im surprised no counter with at least not getting reimbursed for 2024. Having them pay for next years points I think is a stretch, I think offering less per point and not asking for 2025 to be paid looks better even if the overall $ amount is close to the same.
 
Well it's been awhile since I have been rejected and couldn't come to terms.
Aulani 50 point asking 117. Offered 95 seller pays fees. They countered at 114 buyer pays fees. I countered with 100 seller pays fees (still too high imo but I wanted to give a little), they declined no counter. 114 for Aulani non subsidized is insanity even if it's a small contract, especially when you factor in closing costs on top of that 114.

Aulani sellers are wild right now, there are large-and-stripped contracts out there for like $99 tagged "low but firm" and they want you to pay '25 dues.

I got a great deal a couple weeks ago. So there are some that are not over charging. I pointed that deal to the agent and was like this is what I should be paying. I will be following to see how long it takes them to sell it.

I always like to leave those conversations with a friendly “I understand if the seller is not that motivated to sell immediately, but please reach out if they change their mind and are interesting in $x/pt.”
 
@VGCgroupie @AstroBlasters @HyperspaceMountainPilot but have any of you ever actually had an agent come back if the seller drops the price? I always leave the door open this way and have only had it happen once (the next day). Curious to hear if others have had more success.
I had it happen once out of maybe 15-20 times, but it was a week or two later, I’d accepted another offer, and it wasn’t quite as low as I’d wanted— but like many things in life, it only takes 1!
 
VGC listed $245, offered $235 and seller pays 24 + 25 dues.
Seller countered at $240 no 25 dues.
We offered $230 but we pay 2025 dues. Seller countered back with the $240.
Oh well. Worth a shot.
An offer will eventually get accepted. VGC owners tend to hold tight to their number, Ive seen so many contracts just sit and sit and sit. I actually saw one listing that hasn't sold in its first week listed go up in price today
