Reduced Capacity at DVC

There was a trend of this happening shortly after we first became members and Disney established a rule that one of the members on the contract had to be the primary guest at least once every three reservations or Disney could buy back the contract for purchase price or restrict new bookings for a while on the contract at their discretion. They made a huge deal out of it at the time, but it seems they never enforced it. It would be nice if they would do so.
I wonder when this was? We have only been members since 2002 and I don't recall seeing anything so specific in the rules. (My recollection is that the definition of commercial rentals was more vague).

I was just reflecting that while we don't rent out our points--I don't think we have been the primary guest at least once every three reservations-in the past year and a half. We have made a variety of reservations for nieces, nephews, our son's family, my sister's family and friends, but we have been reluctant to go ourselves.
 
I wonder what exactly you mean by this. Renting has always been allowed in the O14 rules.
It was the commercial renters (more than 20 reservations a year). There were some owners who were shut down by DVC for exceeding this number.
 
There's still commercial renting (enterprise, whatever you want to call it) going on. Points held in personal names and multiple LLC's with a DVC rental site (not broker) for renting out their own points.
Not like there used to be. Check the thread I listed, there was certainly more abuse especially of popular weeks at popular resorts. DVC will probably never be able to stamp it out completely but they've definitely shut down some abusers.

We became members in 2010 and it was shortly after that. And when making reservations for family, I would think even if they did go back to enforcing the rule, you could justify that.

Interesting. I have been a member since 2009 and don’t remember that. Of course, I book all my trips with me as lead so maybe why I never paid attention!

The only reason we paid attention was it was almost right after we joined and we wanted to be sure we were following all of the rules.
 
I've had a waitlist for a couple of weeks now for December 6 and 7 for 2br villa at Saratoga Springs and I check the website multiple times a day to see if anything is opening up anywhere but I am seeing absolutely nothing for 12/6 and 12/7. I'm losing hope.....

Early December, because of lower point value and Christmas being in full swing at Disney, is typically an extremely popular time for DVC Members that can travel at that time of year. It does not surprise me that it is booked up. Most members book that season in January.

Don't give up! There's still lots of time for people to change their minds and switch/cancel. Some pretty tough waitlists have come through lately, so there's definitely hope. Good luck!

Sending some good vibes your way! Our fam is currently booked that week mostly in a BWV GV, ending 2 nights in a 2BR. If our 1-night WL on a Bungalow comes through, hopefully we'll make someone's day by swapping it with the 2BR - lots of time to make moves for early December!
 
I caved a little bit and gave up the waitlist for 12/6 and 12/7 since 12/13 and 12/14 opened up for both of the 2br I wanted. I am still waitlisting 12/9 and 12/13 for the deluxe studio, but for that one I don't mind waiting because we can find an alternative easily for 2 people rather than 9. I hope you get the waitlist you are wanting!

In changing my dates I gave up 12/6 and 12/7 in the studio and they were snapped up right away - so I guess someone else got their waitlist dream :)

I was just wondering this for myself, waitlisted one night at SSR in a studio in December. Fingers crossed.
 
It’s odd how DVC has not drastically increased points for all units for the first 2 weeks in December. They state that they have the ability to do it in the POS. Some places you need 11+ month booking ability. So why not raise the points. While looking at the booking patterns from Skier Pete’s availability thread. These 2 weeks stand out drastically. It’s pretty much the only time at SSR studios are gone before 7 months. So based on what DVC says, these 2 weeks should have the highest points per night, not Easter or Christmas, but yet they are in a low point season. Not the lowest, but they used to be. I’m not saying that I want the points to go up for those 2 weeks, just curious how DVC can justify what they do. Since DVC is supposed to separate from Disney. It seems DVC is getting less and less fiduciary. HHI, VB and AUL all appear to have higher points in the high demand seasons.

It wouldnt shock me if there were some metric related to guest spending that influences their point chart decisions. I have nothing to back that up other than the fact that they make random choices that defy common logic and they do that fairly often.

Yup. DVC has lower points in the fall and early December. That makes it a popular time to book. If they "balance" the point chart to that demand by raising points for those "popular" times, they suddenly become less popular, so fewer people book then.

You get into a "chicken or the egg" loop of figuring out if the season should have higher point requirements due to demand or if the demand is due to the low point requirements.
 
Fall is not popular only because of lower points.

Fall also is popular because of better weather, lower crowds, and F&WF. Those don't go away if DVC balances summer and fall points.

Right now, the easiest DVC months to book tend to be July and August, so there is something to be said for balancing these.

I think the recent changes are an attempt to do that. I think the bigger issue with early December is that any change that might move the needle to help with the issue, would be difficulty to balance elsewhere.

They have to work with the 20% rule as well so it has to be a multi year process.

2022 was (at least) the second major change in recent years.

As I recall, the previously released 2022 point charts (which they are now reworking) showed Summer & Fall pretty well balanced. Assuming they keep this, I think these seasons will be balanced in 2022.
