I'm curious how you figure out the selling prices for some of the cases. I know the Magic Vacation Titles deeds list then total purchase price, but some of these deeds like the Poly 100 Pts you listed just list something like "$10 and other valuable consideration" on the deed itself. Do you back into it from the tax amount? Looks like if you divide the tax amount by 0.7% you can get the purchase price?

No problem. As long as I keep it limited it should not be a lot of work.


If anyone is interested in how to look up a resort, they are interested in let me know and I can give you a simply walk through.

For example, there were 9 resale AKV contracts yesterday. Looking them up is fairly easy. It is my hunt and peek typing that makes entering the data unto the spreadsheet an issue.

The date on the deed ("contract date") is the date that the sellers notarize the deed (or the latest date that both buyers and sellers notarize it in cases when both are required to do so, like Aulani).

It looks like Cammy works with an online notary, which saves at least a couple of days with the seller/s getting the documents in (or longer, if a husband/wife need to coordinate meeting at a notary location, or if sellers don't Fedex immediately). Also I believe that, unlike other escrow companies, they don't automatically provide the buyer with a Fedex label to send a cashier check, giving the buyer extra incentive to wire the funds which also avoids Fedex dropoff/shipping times. All that does give that particular process some speed advantages but, in the end, you still need the buyer/s to send in the funds in order to close. These days, some buyers may delay the process intentionally (especially larger purchases) just to keep earning 5.5% interest for an extra 30 days...

I'll also add that, to the extent the buyer and seller docs are ready to go immediately after ROFR clears (Cammy did a great job on that with us) that will materially speed up things relative to other escrow companies, even more than bypassing Fedex, but it wouldn't necessarily affect the time between the "contract date" and recording date.

Overall - they're definitely fast. Our experience was about 21(!) days from purchase agreement to deed recording, including the ROFR process.

Agree! We were 18 (YES! EIGHTEEN) days start-to finish....Offer accepted-docs signed by both parties-passed ROFR-Deed recorded.
Now awaiting these new points into our account.
Cammy's team is superlative as was my resale agent & team. (Not sure I'm permitted to give them a shout-out here?)
 
What amazes me looking at the recorded deeds, is the number of direct purchasers for BLT… $275 pp??? Wow.
 
I entered the date to provide some idea when the price was agreed on. It is not perfect but provides some idea.

I also saw some Poly ones, presumably at $250...

The delta on BLT is astounding. But some people just don't even know there is a resale market, or think it's a scam.
 
I would just feel terrible selling that to someone when I knew that they could go away and look on the internet and instantly save $20k+ on a 150 point contract…

But at least they could use it for cruises and booking at the new resorts, which may be meaningful down the road since by 2066 there won't be many O14 left...

The Marriott sales people selling points for $15/point are literally selling an identical product to the resale product that can be bought for $6/point all-in.
