I'm overwhelmed already.

Please tell me the pro and con of direct vs. resale.

I started reading the links here but I need basic info to start with.

Disney has placed some perk restrictions on resale buyers. Resale is thousands cheaper than direct but takes longer to complete the sale, again due to Disney. Direct is more expensive, you will probably only be offered the current resorts, Aulani, Poly, Copper Creek.

Resale vs. direct is really the LAST question to answer about a DVC purchase, not the first.

More important questions include:
  • When do you typically travel?
  • What is your typical traveling party?
  • How big a unit will you be looking to book?
  • Can you plan 11 months in advance, or at least 7+ months in advance?
  • What resort do you most want to stay at most frequently? Or, in the absence of a true love, what resort would you be content to stay at if you could not switch from your home resort at 7 months?
If you answer those questions, the resale/direct issue becomes a natural thing. There is only one true economic benefit to direct, and it can be replicated easily enough for most people far less expensively if the answers to the core questions lead one away from direct purchase.

Welcome to the DVC Boards. If you are feeling overwhelmed, that's your body and mind's way of telling you to slow down. You're doing the right thing by asking questions and reading the links. DVC is not going anywhere, and my suggestion would be to slow down and wait until you feel like you are fully comfortable with the process and the product before making a decision to purchase or not. DIRECT: If you are willing to pay more, buying direct is easier, less stressful, faster, and requires less patience than buying resale.

RESALE: If you are willing to be patient and wait for the right contract to come along, like negotiating a deal, can deal with the anxiety of waiting to hear you pass ROFR, and then wait until you're finally in the system, buying resale will save you a lot of money than buying direct.

You may hear of "stripped" or "loaded" contracts for sale on the resale market. Broadly, the following terminology is used:
  • Fully loaded: All prior UY points banked, all current UY points available, none borrowed from next UY
  • Loaded: All current UY points available, none borrowed from next UY
  • Stripped: No current UY points available, some points coming from next UY
  • Fully Stripped: No current UY points available, and no points coming in the next UY
Obviously, a loaded contract is more desirable to most people than a stripped contract.

Another thing. Understand that you must purchase direct if you plan on using points for cruising. But that's not the best use of points because the number of points required can change every year and it can require a whole of points to use them to cruise. You still have to pay the fee to trade out of DVC into DCL for every reservation and any changes to that reservation. Plus, if you need to cancel that cruise, you either have to book another cruise or use the points for the Disney Collection which does not include DVC resorts.

The best use of DVC points is for DVC lodging.
 
I would agree with the advice above. Before we purchased our first resale contract, I spent a LOT of time reading all of the information about DVC and how it works on this site. They have a ridiculous amount of great information. Once you understand the basics, then you can start to look at your questions and the ones posed above. If you do it in the "correct" order, you will know what you are getting into and minimize the chance of surprises.
We have been very happy with our decisions and thankful to the information that was posted and everyone who answered all of our questions.
Keep reading and looking. Don't be afraid to keep asking questions. There is an incredible amount of knowledge here and they are willing to share it.
 
I purchased an OKW resale contract about 15 years ago. It had points available for the current year plus points from the previous year. I bought at a considerable discount from what a direct contract would have cost. My family and I have used the points about ten times in that span of time and I have rented any excess points to avoid them going away.

No regrets. I has been a good deal for us, primarily because we have gone on average at least every other year. As we are maturing in age (enter retirement), I suspect we will travel to Disneyworld less often and work on the travel bucket list. The DVC will likely become less useful and will rent points out more frequently.

Caution, do not buy a ton of points, figure you will only go once every two years or three. Determine what size accommodation you will likely use and decide on how many points that frequency would require and shop re-sale contracts based on that scenario. Also, buy the resort you would be most happy with if a time comes when that is the only resort you can find availability.
