Hi DVCers,

Two weeks ago, I was WDW and stayed on rented points at OKW. My family looooved it. I am trying to figure out a way to make it our second home. I have a few questions for the experts.

1) If you didn't have to worry about financing would you go through Disney or resale? I am looking for 100-150 pts at OKW, SSR, or even HH. I like the idea of getting banked points to help off set the costs. (I know that would be everyone's dream situation) I think resale is the way to go but I know it can take a looong time and I really like OKW the best and it is sold out.

2) If resale, how often do really good contracts come up? Have any of you ever had to wait a really long time to find something that would work for you??? I don't know how long I can wait!

Any help that could you could give me would be appriciated!

If you want to buy ANY of the DVC resorts, you can either go through resale, or buy resale points direct from Disney. If you go direct from Disney, you will need a minimum of 150, but you can buy a resale contract of any size from another reseller like The Timeshare Store who is the sponsor of this board.
 
I've been a DVC member since November, 1999. Based on what I know now (and what I've learned reading this Forum), I'd go resale - unless I wanted to buy SSR. Buying from Disney is quick and easy - price and incentives are "clearly marked" and available to all who have the means.

If you have your heart set on OKW, then buy OKW - especially if you will want to visit WDW for most of your vacations. If you think you will want to stay at HH during the very popular summertime, then buy there. FWIW, I don't think you will have to wait a long time for an acceptable contract to come your way.

Call a few of the brokers and tell them what you are looking for. I'm sure you'll get a call before too long. It's more work going through resale - you have to analyze each deal separately and possibly negotiate with the seller to get a price you are willing to pay. It also usually takes longer - you'll have to wait until the deal passes Disney's ROFR, closes and gets into the DVC system befrer you can make a reservation. However, IMHO, it's all worth it if you end up owning the resort you really want.

You can buy any resort either direct from Disney or through resale, but if you are primarily interested in HHI or OKW, I would certainly consider resale the most likely alternative. (Direct prices are $89 with no incentives available, and OKW and HHI are freely available and will pass ROFR much lower than $89)

Also, buying resale you may be able to get a contract of less than 150 points; buying direct, you must buy at least 150 to start. After you're in, you can add on direct with as little as 25 points - 50 if you want to finance through Disney.

Time - I would figure 8-10 weeks from initial offer to being able to actually make reservations using resale. First you have to find the right contract. Then, once you and the seller agree, you have to pass Disney's right of first refusal (ROFR) and that usually takes 3-4 weeks. After passing ROFR, you will wait 4 weeks or so for closing (that can be shortened a little using expedited closing, if your closing agent offers that). After closing, there is a delay of about 7-10 working days before you are actually fully in Disney's system and able to use your account.

You actually have plenty of time. Don't be rushed. There is an abundance of resale inventory out there, so wait for the right contract -- but when you see it, jump! Making the right decision is more important that making a quick decision.

You can help your chances a lot by a)doing your homework and researching the resale process thoroughly, and b) by calling one of the large resale brokers and telling them exactly what you are looking for. Especially if you are looking for a contract of less than 150 points, it's important to call them ahead of time. They'll give you a shot at a contract before it ever gets advertised.
 
Unless the extra 12 years at SSR are a big deal for you, I'd go with an OKW resale. Bet you'll find an excellent deal without looking too hard.
 
If you are interested in SSR and the 12 extra years, you might want to hurry before the price goes up on June 19th! I love OKW, but SSR is our home and we love it, too.
