My family and I just returned from our 1st trip to WDW in 15 years...what a thrill! We looked into the DVC and are very interested, but I see the resales listed through the Timeshare Store and wonder why most everyone wouldn't just buy through them. The prices are much better, (we were told $95 per point), and I keep hearing how there is no difference in buying from them or Disney direct. Has anyone had any negative dealings in buying resale? I'm having a hard time finding a reason not to buy! I'm just trying to cover all my bases. Thanks! Jeff :earboy2:
 
Just to give you one reason why someone would by direct:
We do not own a house, so getting a loan for a timeshare was impossible for us. Went to the bank I had used for over 10 years, but they were not able to loan for a timeshare. So, we went direct with Disney for our master contract and two add ons since!


But, if i had a way to do so I would not hesitate to purchase a resale, there is not a difference except for the time involved for the resale purchase.
 
Another few reasons to buy direct.

1. Very few SSR resales. If you want the 50 years then you have to get SSR right now.

2. Disney pays closing costs, so for small point purchases the lower costs at resale my be negated by the closing costs.

3. Disney provides easy financing. So if you dont have cash on hand or access to financing then direct is a better option.

4. To choose the number of points you want. For resales, you have to take what is available and may not get the number of points you want. (This is only for inital purchases for over 150 pts or addons).

5. Recently disney has been giving incentives for buying points direct. Currently magical beginnings will buy back first year points for a *discount* of 10$ per point, making the point purchase for SSR 85$ per point.

as mentioned, financing is usually the number one reason given

another reason is closing costs, which are not too bad but can be a factor, especially with smaller conrtracts.

another might be if you want the extra 12 ys at SSR since theres not many SSR's up for resale yet, although Im sure that will wont be much of a problem soon

and some say just for the extreme ease of dealing with disney directly, no waiting once you decide.
 

Another reason for purchasing direct through Disney is resort choice. If you really want to own at SSR, and have the additional 12 years to use the resort (all other resorts expire in January 2042), that would be a consideration. There are relatively few SSR resale contracts compared to other resorts because it is the newest.

Also, home resort booking priority will become more important as more and more resorts are added to the DVC system. You can book your home resort at 11 month out from departure, other DVC resorts at 7 months.

Some folks are just more comfortable buying through Disney and having them include all the paperwork, rather than dealing personally with a closing company, resller, etc.

That said, if I were in the market, I'd consider buying resale from a reputable company, like our board sponsor. I would not want to go through the "hassle" of buying direct from an owner without a broker.
 
Another reason is getting your year end month to match up. It can get really confusing if you have different year end months.

Also, Right of First Refusal - if the deal is too good Disney will not allow it

I think the biggest reason is conveyence and reduced uncertainty. Disney is easy to work with and they make buying easy.

All of the reasons could be out wieghed by cost savings. It depends on you.
 
I am a owner via resale and it worked out for me. I am 43 so the extra years are not too important to me. I bought 2 different 100 point contracts with the same use year. Paperwork went smoothly, everything was handled by fax, phone and email, except for the final signings which I had to send via overnight mail. I have only been an owner for 1 year, but I have already stayed at 2 different DVC resorts, ironically, neither of them were my home resorts, and I plan a trip to BWV in the Spring. I paid cash, so financing was not an issue for me either. Good Luck! :flower:
 
We orginally purchased by resale at OKW and are thrilled that we did. We then added on with SSR. Only reason we added on with SSR was for the extra 12 years and ease of financing at the time. Any future add ons will be done by resale. Our resale was extremely smooth. No glitches or surprises.

I have two resale contracts completed and 1 pending right now via Jason at The TimeShare Store, and I can not say enough positive things about him, the TTS and the process, totally painless. So if you can swing or don't need the financing, resale is the best option, especially with a loaded contract. No need to have any worries, she's right mate!

On the other hand (there always seems to be an other hand!) I also did a SSR add-on. Completely painless. 1 telephone call, used my Disney VISA, signed at the mouse ears, dated at the palm trees (or is it vice-a-versa?).

So the advice of the DVC masters also applies. 12 years longer, same use year (for add-ons), lower cost for smaller contracts RE: closing costs, easy albiet high percentage rate financing all makes DVC Direct very appealing and very, very easy. Also you get an SSR Lithograph and DVC Backpack if you buy direct. (Not sure if it is worth $25-$30 more EACH point though :rolleyes: )

The one thing I will guarentee (worth the paper it is printed on, only) is that you will wish you had done this sooner!

Is the Disney vs. Resale gap really this large?
 
Buying direct can also be good if you don't have a lot of time....

Say you'd like to vacation in April. If you buy direct from Disney your Guide will make sure you can make the reservation before you close - basically as soon as they get the deposit. You could be making reservations by January 15th! Availability may be limited that close....but you'd find something.

If you buy resale, it may take a month or two to even find a contract you are interested in. Then you make an offer, hope the seller doesn't change his mind or Disney exercises ROFR. Closing will take a month - maybe two or longer. Then it will be another three days to a week before Disney has you in their system to make the reservation. Could be April or May before you could even make a reservation - much less take a trip.

Also, if you buy resale you want to be educated. A stripped contract is worth less than a loaded one, etc....

That said, we bought resale, saved about $3,000 at the time and have been very happy.
