Real Estate Open House question

I'm embarrased :blush: to ask this question because I feel like I'm a dummy for not knowing the answer but when they have open houses at places do you need to have an appointment to see the house?

Also, when a new development is going up and they have a model home with a big white banner on the side of the house that says OPEN HOUSE in red letters can you just stop in? Even if it's on say a Tuesday? I know most Open Houses seem to be held on Sunday but it looks like there are always cars at this one particular model home in the development that I'm intereted in viewing.

Like I said, I feel silly asking this question but I thought with so many people on here that someone would probably know.

You don't need an appointment to view an OPEN house. Just walk in. Sometimes if the front door is closed, I will just tap on the door for a second and then open the door slowly and ask if it is okay to step in.

Usually when a realtor is holding an OPEN house that is not their personal listing, it is to hopefully meet potential home buyers that the realtor can show other properties to as well.

Actually, we are moving to South Carolina. But I've got to get my house ready to sell here. Something I've never had to do before. This is our first home. Anyway in the 3 books I bought on the subject and in all of the info I've found on the internet it all says to tour area open houses. For three reasons, one you see what you're going up against, two the new development models are going to be painted in the now "wow" colors. Apparently the spend alot of money to have decorators come in and stage the home just right for potential buyers. And three they say it's a good way to meet realtors whom you may want to list your house with.

I'm still in the decluttering stage so I haven't called a realtor yet. That and I'm also only 5 weeks post-opt from surgery and I'm not supposed to be doing any strenuous lifting or bending until 6 weeks and I want the place to at least be clean when the realtor comes over to see our house.

Thanks again for taking the time to answer. I assumed that with it being open house I could just drop in but I just didn't know for certain and I didn't want to make a fool :joker: out of myself by busting in on someone's home.
It would be a nightmare if this family was sitting around the t.v. having family time and I flung the door open and said, "I'm here for the tour." :rotfl:
