How does buying someone elses points work? What exactly are you buying? Is it totally like a real estate transaction? I guess I worry because when you buy a house you can see the house and look up the records, can someone lie about having points and trying to sell them? Does Disney acknowledge you as a real member if you buy someone elses points?
 
First you need to find a trustworthy resale broker. We just used Jaki at www.atimeshare.com and she was wonderful. Very knowledgeable about DVC and other timeshares.

No you cant make up points and sell them. All the paperwork is cleared thru Disney and all banked/borrowed points are accounted for in signed contracts that have been verified. If you have a trustworthy broker your fine.

Each contract represents a % of a unit/dvc property. You own it. You may never see the exact parcel you own but you own it!
:D DVC works on points so your % is given to you in points as appose to a place.... Make sense?

And finally with the except of sign on goodies that you get when you buy through Disney.... Disney treats you the same once the contracts have closed. And I would like to add that they treat you wonderfully over at MS!!! I am truly amazed how helpful they have all been to me.

Buying points resale puts you in the same position you would be in if you buy directly from Disney. While you do not get Disney financing (easy, but not the cheapest), you do get the opportunity to buy into properties that Disney no longer sells plus the ability to negotiate a price less than the going rate through Disney. On the flip side, if you want your home resort to be the new BCV, your only option right now is Disney. In a Disney transaction, Disney pays all closing costs so be sure to calculate those costs in when considering a resale. Also be aware of the points which are available at the time you buy a resale. Sometimes they can be a better deal (more points available due to banking) or a worse deal (points already used and/or borrowed from the next use year). Also, buying resale, you need to deal with a proven reseller such as the ones consistently mentioned here on the boards. Your broker and the title company will make sure that you recieve clear title. Once completed, Disney sends you, the new owner, the same membership materials they would send to someone who buys directly from them. One other caveat, buying resale can be a challenge sometimes since many folks selling their ownership interests are non-responsive or downright flakey. This can lead to some false starts. If avoiding the potential hassles of buying a resale is important to you, go with Disney. If you love a bargain and are willing to go through a slightly to greatly increased amount of hassle, go for a resale. Either way you go, you will love the DVC.
 
LOL! I had my first attempt at buying a resale fall through to "nonresponsiveness" and some downright "flakiness" I am in the process of buying a resale through Jaki. If avoiding flakiness and uncertainty is important to you, but a resale still intrigues you, let Jaki know. On my first inquiry into the flaky people's property, she told me they were more difficult to deal with than average.
 

While using a broker (<a href="http://www.dvc-resales.com">The Timeshare Store</a> is the sponsor of this site!) certainly simplifies things, you can use a title company to verify the status of the property you are interested in purchasing even for a private purchase. The resale brokers will use a title company to provide this security for their transactions.

You are actually buying a real estate interest in property at a DVC resort, which is expressed in a number of points. The title company will verify this with Disney before providing the insurance for the sale.

The contract is expressed as a % of a certain "unit" of the resort. A "unit" can be a building or a group of rooms- it is not necessarily a specific room at the resort.

Going thru a resale broker certainly offers safeguards for the buyer in these transactions.

Buying resale gets you no less in benefits than if you bought through Disney. Yo may save yourself some money if you come across the right contract, but if you are looking to by OKW, BWV, VWL you need to buy resale.
