Love the idea of the beach cottages at Vero so inquired about and put a low offer in on a re-sale. Got our offer of $44 a point accepted. Good deal? What has maintenance been running at this resort? How many years are left on this resort? Any other thoughts and advice?

Most Vero dues for 2010 are $6.6091 / point, which consists of $5.1136 for operations, $0.9762 for reserves, and $0.5193 for property taxes. The operations portion is $1 - $2 higher than other resorts because there is a relatively low number of units paying for the large pool, slide, dock, and tremendous Inn infrastructure. Most of the infrastructure was built when they expected to add many more units, but that plan changed.

The expiration date for any Vero Beach membership is January 31, 2042. That is the same date as Hilton Head, Beach Club, Boardwalk, Wilderness Lodge and most memberships at Old Key West.
