I am considering a DVC purchase and curious how much the yearly dues increase each year and what is the typical cost of those dues for 250 points during a Dream season. Thanks!

Dues do not vary by season, they are a set price for the calendar year, and include property taxes and resort operating costs for that calendar year divided by the total number of points at the resort, then billed out to each member based on the number of points they own. Dues vary depending upon which resort you own, because taxes and operating costs vary from resort to resort, and the total number of points that can be owned at each resort varies.

The dues are fixed each year and vary by DVC resort, not by season. I think the average across all the DVC resorts for 2008 is near $4.90/pt. So if you had a 250 pt. contract the dues for this year would be approx. $1225.

The dues can, an usually do, go up each year. The average increase is around 4%, which is usually in line with or less than the cash stay cost increases.

The point costs for a particular size accomodation, say a 1BR, will vary by season. You may be able to get a week in a 1BR for 180 pts during a low season, but pay 250 pts for the same unit during a peak season.

Dues are per point and are due and payable by January 15 each year and are late after February 15. Members may also have dues deducted on a monthly basis using autodebit from a checking account with no additional fees for the service.
