Question for the resale experts!?!

Okay, thinking of adding on at VB (we love it!!!). Saw resale for 150 pts Apr UY (which is what we want) for $68/pt. Well, I think this is kinda steep after seeing $58.42 passing ROFR. Now, it will probably take a miracle to negotiate a price below 60. So, if the seller won't budge should I go via Disney? What would be the pros and cons? I know disney is not giving much care to VB right now, so all you ROFR and resale geniuses out there.. what should I do? :confused3
 
I'm not sure why, if you don't want to pay $68 per point, that you would go "via Disney" at $89 per point. Especially when you consider that, with this being April...via DVC you would get NO 2004 points, since you are already in your 2005 UY.

There are two april contracts...both have been up for a min. of 1 month. I would call and offer both of them what you are comfortable paying....one of them will surely come close to your price range.

Thanks Beca, I knew you'd come through! Will call TTS today and see what they can do for us! Was thinking of going through disney because of the no ROFR and no closing costs. But after doing the math, seems like resale is they way to go.

If you were looking at BCV at $85 + closing costs, I'd sure think about adding-on direct, but not for VB at $20-30 below $89!

In addition to offering a lower price than they are asking, you might also want to ask them to pay the closing costs...especially if it is a small contract with a relatively high minimum closing cost. Look at the listings above and you will see a number of resales where sellers are now offering to pay closing.

Also Caskbill recently posted an interesting piece about annual dues being calendar year rather than use year. He says dues don't have anything to do with points, and that sellers should not be getting reimbursed for all of their '05 dues. Wish I'd read that before I bought - he makes an excellent point!
 

Insofar as negotiating a lower price, there are a few ways to make the 'bite' not as hard on the seller.

THe seller pays commission (@10-12%) to the broker on the sale price...if he takes somewhat less per ponit, he pays less commission and the 'bite' is smaller than if you negotiatie that he pay closing cos

As for maintenance, I had 2004 and 2005 points all there when I made my offer on a contract. We were in the 2005 use year, closed April 4, but I knew my sellers had paid for the maintenance lump sum in January...so I put in there: seller pays 2005 maintenance costs THey accepted. I had to keep the sales price rather high because it was BWV with a high rate of ROFR...but you have room to negotiate.
Perhaps try $2.00 less per point and they pay 2005 maintenance. Are all 2005 points there? Any from 2004? Or offer the price asked BUT seller pays closing costs and maintenance....that would probalby be your biggest savings and in the seller's mind he could say "well I am getting a full price offer'

You CAN write any kind of offer...there are no rules except good sense and manners.
