Steve, I know that you've stayed at Windsor Palms several times but needed to ask..did you rent from Wendy Capelin? I seem to think you did.

We are in planning mode again. Our summer trip didn't pan out and we are going the first full week of December. Air tickets purchased and car reserved. Now trying to settle the accomodations. I had been looking at a 3bd, 3bt townhome w/ private splash pool there and the rate was really attractive, but the more I look at her pictures, the more I think she's lower priced because the house is just not as well furnished or appointed. Emailed Wendy and she responded w/ a rate. I seem to recall that you said she was a bit more than others but that you felt it was worth it.

Can you post back on your experience and confirm if this is correct? If not, who did you rent from?

I'm not Steve, obviously, but I spoke to her because someone on the boards spoke so highly of her. Just to make sure I was getting a good deal, I checked out some sites like rentalo.com. I was quoted up to $200 cheaper for condos in Windsor Palms with the same exact amenities.
 

Steve has stayed with her and he speaks highly of her place. My concern is that the rate she quoted me for the first full week of December is actually higher than the rate she quoted me when we thought we would go in either June or August. I thought that the first couple of weeks of December were value season. She did offer me a 10% discount if I paid in full at the time of booking, but that would mean laying out almost $1000 right now and I'm not ready to do that.

Her place is supposed to be really well done and fully stocked (not that others are not, but she is a bit more homey, if you get my drift) but frankly, with 5 people coming and adding up the airfare, car, tickets and such, every dollar counts.

I have emails out to a couple of other condo owners so I might wait to see what they have to day.

Yes, we did rent from Wendy. She was wonderful to deal with. She always answered e-mails quickly, sometimes within minutes of my sending them. I swear she must live at her computer.

We rented her place Jersey Week last year, first week of November. We paid $100/nite minus the 10% discount for paying upfront for a final price of $90/nite.

Can you get a cheaper 3-bedroom at Windsor? Yes, you should definitely be able to find a better rate. Should you take the cheaper unit? It all depends on your budget, your taste and your needs.

We've rented various homes in Kissimmee over the years and Wendy's was definitely the one with the nicest, most comfortable and most homey furnishings and supplies. Most rental properties have this generic Florida-style furniture that the developer sells when someone buys a home. It is all perfectly fine and functional. But Wendy's home was clearly furnished with a more personal touch (and, I suspect, a larger budget). The living room sofas were plush and very comfortable. I napped there one afternoon. There is a beautiful wood and metal dining room set. The kitchen has everything you could possibly need - even a blender which I don't think we've had in any other rental properties. The beds and linens were also very comfortable, a better grade than a typical hotel or rental property. Every room had a ceiling fan. There were 3 tv's, a stereo system and a DVD player.

One other thing to consider, though a somewhat minor point, is that WP has more than 1 floorplan for the 3-bed condos and Wendy's is the largest floorplan.

The main reason why I would recommend considering Wendy's condo is the personal service. People are always posting questions on this board asking about various companies and who its okay to rent from. All of my dealings with Wendy were absolutely flawless. I sent her a series of questions before booking and after booking. She answered all quickly, accurately and friendly. Her management company in Florida was very good and responsive to us during our stay. I even e-mailed her a couple of times during our stay with questions and comments and she took care of everything instantly. And after returning home, we exchanged a series of e-mails about my comments and suggestions for the condo. She was truly interested in my opinion and suggestions. There is a whole different feel when you are renting direct from the owner than when you rent from a big company that handles dozens of properties.

All of that said, there are cheaper 3-bedroom condos at WP and Wendy is certainly not the only owner who is trustworthy or responsive to guests. The furnishings might not be quite as nice everywhere, but unless you are really picky, they would be perfectly fine. If I was looking to rent at WP again, I honestly would shop around. We are not very picky. As long as the room is clean and has the basics, we're happy. It was nice to have such a well appointed condo, and it really impressed my MIL who was with us, but we likely would have been just as happy in any of the units, especially if the rate had been cheaper.

If you are comfortable renting from a stranger, which I certainly am, then go for the best rate as long as the unit fits your needs. If you would rather rent based on a good recommendation from a past guest, and don't mind spending a little more, then consider Wendy's place.

it seems to me that Wendy doesn't change her rates based upon season. It would cost me the same $90/night as long as I paid up front. Many other units are offering between $76 and $90/night without having to pay the entire balance plus security deposit, up front.

She has certainly been responsive to my emails. She has even answered one in about 15 minutes. I like the idea of having a place that is more homey than rental unit style, but when considering the cost of air, car, tickets and eating, every dollar counts.

I have a few emails out to other owners for their rates so I think I'll wait and check those first. A few list as being the bigger unit, and I can see from the floorplan that there are differences. Perhaps not huge, but with a toddler, every inch counts.

BTW, I know you didn't need one when you were traveling, but from your perspective, did you think either of the guest bedrooms were big enough to accomodate a full size crib? My toddler needs a full size one, rather than a porta crib size, and I'm hoping that he'll be sleeping alone in the "second master" regardles of where we rent. My mom and older son will share the twin bedroom. My only concern is that the rooms are too narrow to be able to set a crib up and we'll have a problem.

Since you've travelled to WDW so often, have you stayed at any other developments you could recommend?

Either of the master bedrooms would have space for a full-size crib. They are both very nice size rooms. The walk-in closet in the 2nd master could probably accomodate a crib (not that you would actually put your kid in there, but these condos are very spacious).

This was our first condo rental. We've rented houses several times, always in the Lindfields development. At this point, that is one of the somewhat older neighborhoods though I think the homes have generally been well maintained. Some of the newer developments, like WP and its immediate neighbors along Formosa Gardens Blvd., are closer to Disney which is always a plus.

Not all owners vary rates by season. An owner's expenses are fixed. Mortgage, utilities, insurance, management fees, etc. are the same every month so not everyone feels they can afford to discount in the offseason. Obviously, that can affect bookings due to competition, but each owner has to charge what works for them.

She emailed me back and gave me another option for payment that would have me paying the balance at 8/31 rather than 10/4 (which would be 60 days out). I appreciate the fact that she's trying to work out a plan that benefits everyone.

The fact that you have rented so often and found her place to be a cut above says alot to me. I have to tell you, my idea of roughing it is a hotel w/o room service. If I stay on site, I can't imagine staying anywhere but the Contemporary Tower. Okay, call me a snob, but at my age I've had enough of drive up motels.

I think that I'll wait a day or two and see what the other owners email me with and then make a decision. Since this is our first experience off site (other than...you guessed it...a motel years ago, when I was young and naive) I'd like to make it as enjoyable as possible. With the parks closing earlier in December and the weather cooling down in the evenings, I don't think there will be many late nights at WDW so if we're going to be in the apartment, I want it as pleasant as it can be.

I hate to send mixed messages because I really can't say anything negative about Wendy's condo, but the price is an issue. Since staying there, thanks to these boards, I've found other sources of rental properties with better rates for similar accomodations.

For the same $90/nite Wendy and others charge for a 3-bed condo, you could find a 3-bed pool home in the same general vicinity. Even if the house is a few dollars more, you get your own private screened-in pool and even more space. So that's something to consider.

And I also don't want to make it sound like the furnishings in the typical rental home aren't nice. Everyone we've stayed in has been wonderful and I would gladly stay in any one of them again given the chance.

So if you ask me if I'd recommend Wendy's condo, the answer is a definite yes. It is beautiful, nicely furnished and she is wonderful to deal with. But if you ask if its your best option, I'd probably say no since there are tons of similar properties around and you can almost certainly find a better rate.
 
I totally understand your position. I have been pricing out the 3 bdrm pool homes and I agree that you get more space and the private pool for perhaps a few dollars more, but the WP homes in particular have a layout that doesn't work for us as a family. There are 2 bdrms upstairs (the master and the twin) and the other "master" is on the first floor w/ it's own bathroom. We are planning on my youngest (2.5) staying in his own room in a crib and my mom sharing w/ my 6.5 yo. The baby will not sleep well if he wakes up and sees his brother in the same room. So if we do that, he has to sleep downstairs away from the rest of the family and the extra bathroom is of no use. Plus, in December, I'm not thinking that we'll be spending too much time in the private pool. If we do use a pool, we'll probably try the community pool.

I think I'm going to wait and see what other responses I get from the other condo homeowners who seem to have a slightly lower rate. My mom reminded me that for years, we rented homes for a week in Maine, N. Hampshire, Vermont and Lake George and had no idea going in what they were like. Her view is that as long as it's clean, has the things we need and is appropriately furnished, we should be fine.

Thanks for the honesty. I think that since we'll be off site, my husband and I will take the time to drive around the area and check out a few other developments so that we have a wider range of options the next time.

A lot of the newer homes seem to be doing this. The 3-bed homes we've rented were all 1 story so this wasn't an issue. If you like the idea of a house, there are plenty like that out there.

Good point. The community pool at WP is nice. Nothing fancy - no slides or waterfalls but a nice size pool.

My sentiments exactly. The first few times we rented homes was before all the Internet stuff so we had no idea what the places looked like until we arrived and they were all wonderful.

Good luck deciding - its tough to do with all the great options available offsite.
 
I've been following this thread with interest as we are currently in the market to rent a pool home near Disney. As usual with our WDW vacations I am obsessively researching, and, for what it is worth, I note that homes in Windsor Palms, Emerald Island, Formosa Gardens and similar very new development are more expensive than homes in slightly older developments. WP and EI, in particular, along with another very beautiful community we are looking at, Terra Verde, seem to cater to guests who are vacationing, in that they offer more in the way of community amenities (pool, spa, clubhouse, tiki bar, etc.). This, plus the newness, and the nearness to WDW, seems to us to explain the higher prices in these developments. On the other hand, some of the "older" developments have bigger lots and homes and more trees and gardens, so there is something for everyone.

We have found Orlandovillas.com, villas2000.com, and frbo.com to be very good websites for checking villas/condos in many different communities. They all offer homes for rent by owner.

Finally, I wanted to add that prices for 4 bed pool homes we have seen range from $700 -$1400 per week - some with very simiar amenities -- so it doesn't hurt to shop around.

This is definitely true. As I said, we've rented in Lindfields several times. The homes are a bit older - 10 years or so - but the rates tend to be better.

Another difference between the newer and older developments is that the new ones are almost entirely rentals. A neighborhood like Lindfields, on the other hand, is mixed use. There are a lot of folks who live there year round. This changes the feel of the neighborhood as you'll see kids playing outside, folks mowing their lawns or gardening, etc.

At a newer development like WP, there are no big trees or hedges as they simply haven't had time to grow yet. I like the feel of the older developments. They are more mature and have less of the generic resort feel to them.

I always say there is something for everyone in the Disney area.

I can't believe the stress I'm putting on myself trying to decide on where to stay. I know I have some more time, so I think I'll keep looking.

If anyone reading this has any personal experience with any of the other developments, I'd appreciate your input.

At orlandovillas.com, there is a map with most of the communities on it. If you click on one of them, it gives you a brief description of that community, and a list of villas for rent there. Also, if you click "forums", and register, you can ask a question and many of the owners will answer it (but you can't ask in the forums about renting a specific villa) very helpfully. From what I can tell, these are mainly just nice British families (i.e. not management companies) who personally own villas in the Disney area and spend their own vacation time in them themselves. This site has been the most helpful for me.

I'd like to look into other communities as well a WP. Our airfare is very reasonable ($115.20/pp) and our car rental as well, but the price of park passes is so high that anything I can save on the accomodations would help out, even if it's only $50 over the course of the week.

Oops! Sorry ... I meant VRBO.com. I am looking forward to your trip report -- this condo/villa business can get as overwhelming as picking a resort on site!
 
As an owner on Orlandovillas.com I can confirm that all the homes listed on there are privately owned - the majortiy are British although there are American owners as well -as no management companies are allowed on there.The forum is a very successful part of the operation because-as Mainebound says you can register and ask anyquestions you like except about renting a specific home -that has to be done throught the enquiry system..The points other posters make about older communities are very valid they do tend to have bigger lots and the type of facility that most people would take as the basic ones ,tennis ,basket ball community pool kiddies play area and so on but the rates can be a bit lower but if each home you look at is individually owned then the rates are fixed by the owner and not a company so shopping around is a good idea . good hunting:)
 
As you will see from my signature, we have stayed at Formosa Gardens many times and have just returned from a 3 week trip. I spend <i>many</i> hours searching the internet for villas, but I invariably end up back at FG - there are lots of upscale new sub-divisions, but for the time being at least, FG remains the premier development.

However, along with WP and EI, FG is the most expensive place to rent (due both to their proximity to WDW and the standard of accommodation). From what you say, the properties on FG are probably going to be too big for your party - the smallest is 4 bedrooms and most are in excess of 3500 sq ft.

If standard of accommodation is important, you will probably be better off looking at some of the other newer developments either out on the US27 or further east on the 192 - you will get more bang for your buck. If being close to WDW is your priority, then you will find it cheaper to rent somewhere like Indian Creek which is directly opposite FG, or one of the communities a little further south on Formosa Gardens Blvd.
