question about UY

We have been discussing doing DVC and decided to do the tour on trip last week. When talking to our guide in August about DVC he had said at that time that we would get an October UY but on our tour this week he said March. I was actually hoping for Dec. I tried to call our guide on Friday while we were still there but he was off. I'm still waiting on him to call us back.

My question is how is it determined which UY you get when you buy direct?

When I bought direct I told them the UY I wanted. You should be able to do the same. The only problem might be that they don't have your desired UY in their inventory...you might have to wait till they either ROFR something or someone defaults on their Disney loan and goes into forclosure.

When I wanted to do an add on for 50 points they only had 40 in my desired UY so because I plan on giving my DVC to my kids when I'm gone I decided to only purchase 25 points as I wanted all my points in increaments of 25, 50 or 100 to make it easier to split up between the kids. Otherwise I would have gone on a waiting list for this particular UY.
 
It's unknown how Disney picks which UY to sell. BLT was being sold for months with the same UY. I asked a Guide why, especially when it seemed like it would create an unbalance. His reply was that they are told by management which UY and resort to sell and even they don't always understand why.

I always tell them which UY I want. My longest wait was a week.

I believe they pick the UY to sell based on the time of year in question and the points availability to a degree. They normally try to keep just ahead of the month their selling so as to offer "current UY points" to those buying. I'm sure you can get Dec with no problems and get 2009 points to bank for any resort in active sales. For any UY later than that, the 2010 points would be the earliest one would get. Just be insistent. For resorts not in active sales, it will be more hit or miss.
 

You can choose a use year different from one they are offering at any given time. The issue becomes when you get first points. If they are now selling March at BLT, SSR or AKV that means you get March 2010 points even though that use year is almost eight months over. If you buy a month from April to October you will also get 2010 points. However, if you buy Dec they may not give you points until Dec 2010, same is possible as to Feb,in that you might not get points until 2011 if they are now selling March. You just have to ask what they will do on another month.
 
When I had origonally talked to him in August and he was offering the Oct UY it came with 2009 and 2010 points. This is part of the reason I wanted the Dec UY because I was hoping for the 2009 points.

When I talked to him yesterday he said there are no more 2009 points and that they are now only selling March UY with 2010/2011 points. After pushing it he put me on hold and then said he could get special manager approval to give me a Feb UY but it would still only be with 2010/2011 points.

He said since they were out of 2009 points they had changed the discount per point and we would only be paying 108/pt for 160 points. I'd rather have the 09 points than a $4 difference in the sale price per point.

I was disappointed. I think we are still going to buy but I would have really liked to have the Dec UY with the 09 points. Oh well.

Be firm, I bet you can still get Dec with 2009 points.
 
If you say you are only going to purchase if you ge the UY you want, then they will find the points (it can take a little longer), they do not want to loose a sale.

I asked him again when I talked to him this morning and the best he could do was Feb UY with 2010/2011 points. He said there were no more 2009 points to be had.

I went ahead and started the process with our guide today and put down part of the down payment but DH is working on our own financing through a home equity loan structured to be paid off in a maxiumum of 4 years. He doesn't like the whole 10 year loan idea. Plus the rate would be around 5.9%.

Our credit union is supposed to let us know in the next 10 days. I think if we get the ok from them I may check into buying resale. I saw a couple of good prospects on the timeshare store yesterday that hadn't been stripped of points. DH really wants BLT although I'm not as picky. I wouldn't mind BCV or VWL.
 
Just a point to consider on resales if you are considering BCV or VWL. All of those contracts expire 2042. BLT is 2060. If a young family that can be a very important difference.
 
I forgot about that. I like BLT and will enjoy staying there I'm sure. But I'm almost wondering if we wouldn't like VWL or BCV more. I guess we can try to get those sometimes at the 7 month window. But our preferred months of travel are usually going to be Oct or Dec and I think both are kind of busy DVC months. 160 points doesn't go as far at BLT either.

If you are really not sure which of those 3 resorts you might like and given the times you are going to be traveling (which are busy for DVC), I might hold off and wait to visit them.

We bought BLT because we knew that is where we wanted to stay and paid extra for the 11 month booking window.

But, VWL is very popular in December and BCV is very popular during Oct. Neither will be easy to get at the 7 month mark for those times.

While I know that BLT has a longer expiration, IMO, but worrying about something that doesn't come in to play for 31 years is not something that should be a major factor in your decision. If BLT is where you are okay staying and won't be disappointed if you couldn't get the others, than getting the extra years is a great benefit.

But, given the price difference, you might be able to secure a few extra points at BCV or VWL to use now, for the next 31 years instead of paying more for less simply to have them down the road.

And, you are correct, depending on when you go, the points difference can be more at BLT than others. We travel in Magic season so for us, BLT, VWL, and BCV are all around the same.

Good luck and take your time. It is a big decision and you should be thrilled with your home resort!

Thanks for the advice. We did go ahead and put the deposit on the BLT points with the Feb UY. I was disappointed not to get the 2009 points. I wish we had gone ahead and signed up when they were being offered in August but oh well. I knew I wanted to do the DVC but DH wanted to take the tour and talk to the guide some more on our last trip. In the end we are going to be DVC owners and I have no complaints about that!

As far as the resort goes, I think DH really wants BLT and to be on the monorail. I like the BLT too and I think its probably my first chocie to stay at. I just wouldn't be opposed to owning BCV or VWL as I like those resorts too. He loves WL but of course that's because we stayed in a courtyard view room. The villas are going to be different and I don't think he would be as excited about them. I would like to try VWL and BCV at some point. Probably what we will do when we want to try them is go ahead and book BLT at 11 months and then if/when we can get in to try one of them we will.

Once these origonal points are paid off I would like to do an add on and buy resale points at one of the other resorts. DH also wants to take advantage of the RCI exchange every once in awhile and then book a regular room at disney. We like the Polynesian and WL so it might be nice every few years to try to get a discount and stay there.

I just can't believe that DH agred to do this! I have wanted to buy into DVC for years but never thought that my DH would even consider it. Then this summer he brought it up and suggested that we look into it. I'm just so excited!
