Question about selling DVC ...

I am interested in selling a DVC contract. As an owner, can we sell contracts on our own? Such as listing on ebay, etc... OR do we have to use someone with a license, such as the timeshare store, dvc by resales, etc... Has anyone had success either way and do you have any words of advise??? Thanks!!!

Sure you can sell a contract on your own. You will still need to submit any offer to DVC for ROFR and then handle the closing. The closing agencies used by the resale brokers will be happy to assist.

If you have your own buyer, then it's a fairly simple process. Finding a buyer can be the challenge and I would advise buyers to use a resale broker for such a purchase since, with ROFR, they are not likely to save any money with a direct purchase. The seller is the only one to benefit from a direct sale.

If you are in no rush to sell your contract you can see what happens with an eBay listing or other website listing (redweek, TUG are also possibilities). If you want to get thru the process as quickly as possible I'd certainly suggest using a broker as they have lots of interested buyers looking already. Just want to say that I think Doc nailed it.

From the perspective of a buyer, there isn't much incentive to incur the risks of a FSBO transaction. This isn't like buying a house where most are unique and you have to subscribe to the seller's approach if you really want the product.

There are only minor variations in DVC contracts--Home resorts, Use Years, banked/borrowed. If I were buying, I would much rather work through an experienced agent who knows the business rather than take a chance on a FSBO who is learning on the fly.

You could try it. Even if you accept a lower offer than you would get through a broker, you stand to make more in the end. But I do think you are limiting your market since most buyers will just work through a knowledgeable agent.

What are the risks of doing or buying a FSBO? Isn't there protection with title insurance? Disney's FROR can be exercised on any sale, broker or not.
