Question about selling a new DVC ???

Hi,
We bought 160 points at BLT in November of last year. We didn't finance it. My question is, is it possible to sell half of our DVC? If so, how would that work with dues and everything, and how would we go about doing that? If not, and we had to sell the whole thing, how much does it cost to sell-- will we lose money? Who do we sell through and is it possible to do it ourselves somewhere?

If the 160 points are all in one contract, you can not sell off a portion of it. It's all or nothing.
 
If you purchased the 160points as one contract then you can not sell a part of it...If it is split into more than one contract then you can sell one portion of the onctract...Dues are attached to the total number of points in the entire contract...so if it's a split contract then the dueswill be split accordingly point for point!!!Hope this helps

commissions are around 10% of the selling price right now - i would contact the timeshare store (DIS sponsor).

if you sell it yourself, you would not owe the commission, but would still need to submit the transaction to DVC for ROFR and go through the legal steps for closing.

if you sell after holding only a short period of time, it is most likely that you would lose money (but less than you would lose with most other timeshares).

You can only sell some of it if you bought it as smaller contracts. We sold a contract through the TTS last year. Our commission was 10% and the buyer paid the closing costs but we paid the 2009 MF"s since we had used most of the points and wasn't closing until mid-August, 2/3's through the year. The only other fees we had were maybe $70.00.

I don't know what you paid for the contract, but if you sold it for $105.00/ppt, you would end up with $94.50/ppt so you may or may not lost money.

As noted, you can't break up an intact contract. You could add on then sell the larger contract. Or you could sell and buy resale, possibly somewhere else. What are you ultimately trying to accomplish?

As noted, you can't break up an intact contract. You could add on then sell the larger contract. Or you could sell and buy resale, possibly somewhere else. What are you ultimately trying to accomplish?

I think Dean gives excellent advice if you can financially afford a small add on now (25 pt.) before you give up membership completely. Then you could sell the larger contract and still remain a DVC member under the smaller contract and perhaps add on to it in the future from Disney or find a resale with the same resort and use year thereby increasing your points.

This was exactly my plan, albeit for likely different reasons. I added on at AKV @ 4*25 but had contemplated only adding on 25. I planned to sell my other contract and just keep the small amount mainly for the perks including valet but have not as of yet sold the other one due to the reduction of the market around the time I was planning to proceed. We still stay at DVC but almost always on exchanges.
 
Just wondering, since we don't know the reason on why you need to sell have you thought about renting out your points for now? Maybe until the market bounces back?

But if you need a lot of cash right away renting isn't going to help.
Just a thought.
