Question about dues.

Since Kidani won't be open until 5/09 - does that mean for 09 you would only pay a partial year of dues? 5/09 - 12/09. My understand is no matter what your user year everyone's dues are due on 1/1. But they wouldn't charge us on 1/1 since they are not "sure" of the opening date yet - or will they charge us the 7 months and assume it will be open then?

Your dues won't start until the occupancy date of your unit at Kidani Village.

Dues always start the later of when you sign, the date your points could be used for an actual travel or the UY of the points in question. So if Kidani opened 1 April, 09 AND you had an April UY, you'd start paying dues based on that date even if you signed now. If you had a later UY and didn't get 2008 points, it'd be the start of YOUR UY. If you did get 2008 points, it'd be the date you signed, not the date you closed, assuming your UY had already started.

the dues start when the date of occupancy occurs. i signed in nov 2007 my date of occupancy was jan 31 2008 my dues where due feb 1 2008.

We just signed the documents this weekend and are FEDEX them tomorrow. We are getting 2008 points, but have to bank them since we can not use them this year. We are however getting the same number of points at SSR for this year to use. Our use year is October - so are you saying my dues wouldn't be charge d to me until October 09 - then I would only owe for two months that year? I thought all dues were charged in January regardless of use year. That is what I was trying to figure out since occupancy won't be until May - everyone will be getting 5 months without dues or will I be getting more since my use year is later?

DVC will prorate your dues based on when your unit opens for occupancy. If that is October 1, then you'd only owe 3 months of fees for 2009. If your unit opens on May 1, you'd owe 8 months of dues - even though your Use Year is October. Annual dues have nothing to do with Use Year - they are based on calendar year. In this case, they will begin when your unit opens.

If you're actually getting regular 2008 points you'll pay 3 months this year and all of 2009. If you're not getting regular points until 2009 then your dues will not start until Oct, 2009. Remember developer bonus points are not regular points and in the past DVD has not required the buyer to pay dues on them.

As Dean stated earlier, it is the later of: your purchase date, your initial Use Year and your occupancy date. If I understand correctly about the points you will get with your purchase, here are the relevant dates: your purchase date is April x, 2008, your initial UY is Oct 1, 2008 (since you are getting 2008 points) and your occupancy date is May 1, 2009. The latest of those three dates is May 1, 2009 so your dues will be pro-rated from May 1, 2009. So for 2009, you will owe 245 days worth of dues for the period May 1, 2009 - Dec 31, 2009. You will be billed in early May 2009.

Wow, it seems that the incentives have changed and what we got is better than what is now being offered. We have 200 points for 2008 which we will bank and do not have to pay dues. We have 200 developer points which we are going to use at SSR and will not pay dues. So, now my understanding is for my 2009 points I will only be paying 7 months of dues instead of 12. Sounds good to me. We would not be using them before November 09 so it doesn't matter to me about not getting to go before 5/09. We going to SSR Nov 08. Can't wait!!!
