PVB Tower Charts, Sales Date and more!!!

Any lurkers out there getting ready or considering buying direct at the new Poly tower? The 29th is upon us.

I keep flip flopping back and forth but being able to use multiple CCs for sign up bonuses, 0% APR offers, the overall ease of buying direct, and the perks like evening hours and top of the world lounge for BLT stays makes direct an “easier” path (although believe me I know it’s not as economical, but the credit card shenanigans can help offset that).

One clarification, Extra Evening Hours are all all deluxe resort guests. Thst is not limited to DVC.

Moonlight Magic, the special DVC event that happens at different times during the year does require being eligible for membership extras, which means an owners buying right now need to buy at least 150 points direct.
 

Does anyone know if the walkway from GF to Poly is open or when it will reopen?

It is currently not open. Presumably it will once the Tower opens or in the days leading up to it when work around the site is finished or finished enough that guests and workers can coexist during any final finish items.

That is still closed as well - pretty heavy construction traffic still in/out of the site on that side along with lot paving, etc. I’ve read a few reports here and there from runners/others who use the path anyway and it seems the “path closed to pedestrians” signs are sometimes there, sometimes pushed aside, but you’re not supposed to use it at the moment, for what that is worth.

Any leaks on what the New-Member pricing is? Starting at $225 a point, I'm sure, but often the New Members have different developer discounts.
 
We are going to WDW in May and will look Poly over. We have never stayed there, but really enjoyed the vib when we visited the resort on our various resort hopping excursions. AddOnitist is really strong these days and Poly is certainly in the running. We are waiting to see how availability of 1bdr shakes out. The number of 1 bedrooms and the point chart are kinda of a bummer. We are also looking at resale vs direct. Other resorts in the running are AKV and CC. We are also thinking by May there maybe better incentives. It's not that we really need more points, however it would be nice not to have to play the bank and borrow games, especially when the grandkids and family want to tag along. Maybe we should just do Grand Californian on resale instead and firm up our west coast holdings.
We are really looking forward to reading the trip reports from the Tower!

No leaks, but it is typically slightly worse than Member add-on pricing.

From what I can tell the only incentive available will be the bulk discounts. I’d be shooting for 150 just because the benefits and the slight discount from $225 to $215. If they offered the ability to sell back my first year points, I’d be ecstatic but I’m not getting my hopes up.

It's still "officially" closed. I'm pretty sure the tower will open on Dec 17th. But I give even odds of the entire area opening on that date, including the front section.

These are brutal! Knew they would be bad, and they technically don’t HAVE to offer any incentives but there was always that little bit of hope ha!
We will be joining DVC as new members next year - we are just in the process of figuring out what way works best for us. I was so excited for the new Poly Tower and the opportunity of joining DVC as a direct poly owner. We were at one point set on buying 200 points.

Of course the points chart then came out - coupled with these prices - we are really struggling to see the value of this compared to resale options, especially coming from the UK it is a lot of money to then struggle to stretch the points out to cover our usual 2 week trip.

We are visiting in May, when I’m sure the prices will be completely different (no doubt higher!) and we will do the tour and see the model rooms etc but I’m not sure I can even see us doing the 150pt minimum for the benefits with this resort. I’d love to have the direct perks (more cause of fomo than anything else) but really need to take a step back and look if it is worth it or not.

I assume greedy point charts are part of the strategy to sell bigger/more Poly contracts, which helps the return profile on their Tower project investment. Their sales strategy appears to be working fine so far - all kinds of people are buying points even with the incentives such as they are :drinking:

I looked at Poly resale and see most contracts hover in the $160s. I figured "Ok, at $210 for 150 points, it's a difference of $50 per point, but I feel I can make up that difference on the perks and annual pass discounts". Sure, does an extra $5 per point take that away? Not necessarily, but it gives me pause to buying direct.

So of course, I dove back down the rabbit hole and keep coming back to resale AKV contracts in the $90s, where I could get 250 points instead of 150 points, and still be paying less for the contract. I can basically do the same at BLT too if I want to stay in the MK area.

Member add-ons always have a bigger discount than new members. It is one of the perks of having already bought in. This applies to every member - so you could buy a resale contract first and then eventually add on direct later, too. There is a misleading rule floating around that you have to own a contract for a year in order to get member pricing, which is incorrect. That rule applies to the preferred rate financing only.

With AKV, factor in the cost of the higher dues. You may still come out plenty ahead, but something to consider as you run the numbers. You could rent out the extra points to cover some of the dues though.

If I wasn't committed to staying at Poly every trip, and wanted to bounce around the different resorts, I'd look elsewhere than Poly direct today. 7 month availability for the Poly longhouse studios is already fairly easy, too. You can check www.dvcfieldguide.com for the historical availability tables. Another option is to hold and see what December incentives bring.
