Our 200 point PVB contract was just sent for ROFR today. We would like to travel mid to end of September at our home resort but since we are so close I’m wondering if we will be able to. I anticipate our points won’t be available until May. Is there any chance we will be able to book September?

If not we are thinking maybe AKL or CCV during the same period.

Any thoughts from experienced members? This is our first DVC contract.

It can be tough booking a trip just three months out so it will all depend on when you go as to whether or not you will be able to book.

You will have more luck with the big three of SSR. OKW, and AKV then other resorts.

We don’t allow owners to post what it might look like today in terms of availability because until you want to book, it doesn’t matter as things there today could be gone by then and rooms gone today, might open back up by then,

Mid September is the start the busy DVC season…goest until second week in January…so you may end up needing a split stay or doing a different size room.

Most often, by three months out, studios are gone or hard to come by at many places. Even now, there are days where studios at many of the resorts are booked up.

Congrats! I just heard back that our Poly contract passed ROFR today! We are planning our first trip for November, so I’m pretty interested in availability too. According to the broker, it will be another 3-6 weeks before we can access the Member Services site to book. I hope it’s not slim pickin’s by the time we can actually book.

I did find a DVC Availability Tool online, but I’m not sure how reliable it is.

When did you submit for ROFR if you don’t mind?

That tool is run a few times a day so while it can give you a general idea, it is not real time,

Regardless, DVC inventory changes a lot and it can be different 5 minutes later. It’s one of the reasons we don’t allow people to post because until you can actually book, it doesn’t matter.

November is a busy DVC time so hopefully, when you go to book, there will be rooms that work for you!

Based on what I’ve seen approved through the ROFR thread I feel pretty good about our approval odds.

It seems that booking this year might pose some challenges but we will see. We are pretty flexible and open to trying new properties so I’m sure we will find something.

i was referring only to booking rooms, not passing ROFR.. I think that is pretty strong you will and have your contract!

That ROFR comment was in response to Nick, for some reason my quote wasn’t working for that.

Thank you for the info on the availability tool and how accurate it can be

It's extremely unlikely a Poly studio reservation longer than a night or two will be available unless you can track one down via stalking (which is also fairly unlikely).

Saratoga is your best (only?) bet for a studio.

1BR will be even easier, you should have success at SSR, OKW, or maybe Kidani. Outside chance at something rarer like BRV or BLT.

AKV and OKW are actually on our list of properties we haven’t visited but would like to. The 1BR isn’t a bad option for us either with the added space as we have 3 kids.

Sounds Poly will have to wait until next year when we get to the 11 month window.

Poly waitlist is pretty good odds, there are a lot of rooms. I even got it to fill for the marathon last year.

If you STALK and use the waitlist carefully, you'll be able to fill something.

Shorter waitlists are better than longer, and you start with SSR/OKW, because when other waitlists fill, people drop those rooms. Go pull up the room count for each resort and you'll see what's better to waitlist.

We own at poly and are actually here now. We always in September also. The one thing I have learned is poly waitlists are the best chances of coming through. I’m pretty sure every one I’ve ever put in was matched. So I think you have a pretty good shot

As a family of 5, a 1 BR that sleeps 5 (AKV, OKW, SSR) is going to be a better bet, especially as the kids get bigger.

My 3 kids are teens, and I much prefer the space of a 2 BR if we can swing the points.

Our boys are still younger so the little trundle bed still works right now. We typically stay in a standard room on property prior to this new DVC purchase. I do plan on adding points in the future to start booking 1 bedrooms more often.

I often go in September and this year availability has been much slimmer than in the past. Possibly the recent reallocation that made Septemeber the cheapest season is somehow working. August seems now the easiest month to book, with plenty of availability after 7 months.

Disney just announced today that the BCV refurb will extend into the late fall instead of being completed next month. Taking those villas out of service in addition to the BWV villas that are closed means pickings are unusually slim this fall.

From the WDW resort booking website:

Please Pardon Our Pixie Dust

As our Resort hotel refurbishments continue, you may see or hear construction during daytime hours.

Disney’s Beach Club & Villas Refurbishment
From January 7, 2023 through late this fall, Disney’s Beach Club Villas will undergo refurbishment. During this time, Resort amenities will remain available for your enjoyment. While you may see or hear construction during daytime hours, you should not hear noise from Guest rooms between dusk and 9:00 AM.

Close- closes modal

Interesting. I hadn’t heard that it was extended. I have June stay booked at BCV. Wonder if we will be impacted at all. Or if they will even notify us, as it was expected to be done by then when we booked.
