I have posted on other threads about wanting to buy resale in the next 3-5 years, and how even though I bought direct back in 2008 and 2009, I will not buy direct again due to the price increases. I have narrowed down what I want--resort, number of points, and UY. However, when I search for contracts, I can never find anything near what I want. Is that because people ask to be notified before they are listed on the websites, so the contracts never make it to the websites? Or are there really very few resale contracts available? I am just getting worried that it will take a long time to find the right contract and then I will lose it to ROFR. Can anyone give me some insight on this issue? Thanks!

This has become a fairly common time for resale inventory to be lower. Later in the year and the very beginning of the year there were quite a lot of contracts which also seems to have become the norm. The dues bills seem to get people listing around that time but still, contracts are posted every day all year.
 
It's because the market is exceptionally hot right now.

If you have a 3-5 yr timeline I'd wait until the market takes a breather to look seriously.

I was looking briefly for a small AKV add on and there's nothing. I don't know why 100 pt or less AKV isn't selling for $120. Honestly, I think this market would bear it.
 
Also, yes you can sign up for emails through some of the resale sites and get alerts before the listings make it onto the website. So when you get serious, be sure you do that. And get to know when you'll get the emails from each site because certain contracts will literally get an offer within minutes. Especially loaded contracts, or contracts up to 200 points seem to go faster.
 

It is indeed cyclical- as people start to think about upcoming dues bills in the fall, more contracts should start to appear, and those will be more loaded than what you see now.

Some brokers will notify you personally if a contract matching what you want comes into their inventory.

Even though ROFR is a bear if your contract is taken, just remember that on average, it's only about 4% of contracts sold that are bought back by Disney :). They really ramped up earlier this year, but it seems to have levelled out now.

You should get on several email lists, often the best contracts will be gone normally before they get on the website. That's esp true if looking at a smaller or unique contract. I agree, be patient. What are you looking at in terms of UY, home resort and number of points?

100 points at BRV. I have two HHI contracts and an AKV contract already with a June UY, so I want to stick with that.
 
Definitely get on email lists from a few reputable resellers, so you see what's out there and what they're listing for (which may or may not be what they sell for). We got in on the tail end of the buyers' season (early March) and made an immediate offer on a new listing that was on the email. We had a motivated local seller and so we went from first phone call to signed contract in a matter of hours, and the listing never made it to the website. I've stayed on the email lists so I have a sense of what's new to the market (in case we decide to add on), and new listings have definitely decreased, and prices have gone up, lately.

Smaller resort and smaller contract, you should start looking now and get on the email lists.
 
I agree that along with a smaller contract and smaller resort, you also want a specific UY which makes for a little more difficulty.
 
Thanks for all the advice. I will get on the email lists now so I can at least see how easy or difficult this is going to be. I know some of the common resellers, but is there a way to find out if I'm looking at all the reputable ones?
 
I wanted to pick up another contact myself - but the price per point for regular contracts (current use year points available) seems to gone up from what I paid in February.

I got a Bay Lake 50pt contract with 50 - 2016, 50 - 2017 pts for $110/ppt and now sellers are asking for an average of $120-$125/pt with no points until 2018 (for much larger contracts as well).

I'm almost thinking of going direct for my next 50 pts because it will only cost me about $2000 more and at least I'll be able to get annual passes and TIW, which would save me about as much in the long run.

True. If I hadn't already bought direct, I would probably add on a small direct purchase just for those discounts.

Makes sense. And smaller resale contracts are a bit more expensive due to higher demand, too, so the savings often aren't as significant. Also much lower closing costs and hassle direct.
