My wife and I have been thinking really hard about a DVC membership. Since the price is steep, but it is a great personal investment for family fun, not for profit. If we choose to finance through Disney and I know it gets expensive, what is included in the monthly payment? Does it include the membership and the yearly dues? Also, do they penalize for early payoff?

Any info would be great.
 
they do not penalize for early payoff, and the maintenance fees can either be paid in one lump sum, or they can be paid monthly. at least i think im right on the monthly maintenance fees.
 
What is included in the monthly payment are your points. Dues are seperate. Like the previous poster said you can have them paid in one lump sum at the beginning of the year or auto debit from your checking account monthly.

So if you financed, you would have 2 payments come out, one for the "mortgage" of your points and one for your dues.
 
If you look at it like a car payment, that might help. You make the car payment for the car (the points), but you still need to maintane that car on your own (the fees). You can choose to have the maintenance autopaid monthly or pay it one lump sum in January. January is a tough time for most folks to cough up that much "lump", so many do the monthly autopay.

Please excuse me for jumping into your thread, to ask a newbie question...

If the monthly payment option is selected, are the annual MF increased? ...you know, cost of money for the service?

The cost of maintenance is not different for those using the monthly autopay, if that is your quesiton.

Okay, just so I'm clear, if my contract goes through at TSS and I elect to pay MF monthly, I would figure my monthly bill to be 1/12 of the total annual?
 
Yes. 1/12 of the yearly amount, starting in January. From time to time, the January payment is a little higher, to make up for any difference in the actual taxes and the estimated taxes. Any balance for the 2006 calendar year would be worked out at closing on the re-sale. Ask whom ever you are working with at TTS about this year's dues.

You can buy ANY of the sold out DVC properties from Disney. Just ask if they have the resort you are interested in for sale. If not, you can be put on a waitlist for points from that resort.
