Purchasing a DVC via a resale

Has anyone ever purchased a DVC via a resale? We just came back from our Disney trip and visited Boardwalk and Saratoga Springs. Loved both of them but found the resale site here. Are there any disadvantages to buying via the Timeshare store. And if we bought at Hitlton Head how hard would it be to book at Boardwalk next June?
 
Many have bought DVC through TTS or other resales. I have not. No major draw backs. Just note that you will pay closing costs from outside of Disney. It's about $400-500.

I would recommend buying at the resort you will frequent. I have never had a problem with booking a vacation, but you don't want to have one.

We joined and there were 20,000 members; there are now over 80,000.

But mostly, whatever makes you happy. Enjoy DVC, it's fantastic.

The main disadvantages, IMO, are that it takes more time and energy and you need to pay cash or arrange your own financing. If you buy direct from DVC, you could start the ball rolling with one phone call, then you just need to return the signed documents after DVC gets them in your hands.

Buying via resale can easily take 60 days to complete from you making an offer on through the closing. And that's assuming you can find a contract you like right away, and don't get hit by ROFR.

If you aren't paying cash, DVC is pretty liberal with their financing and most folks can deduct the interest on their tax return. If you go resale, you'll need to get your own loan (home equity is a cheap route to take.)

But the main advantage to resale is the money it can save you.

And if we bought at Hitlton Head how hard would it be to book at Boardwalk next June?

You could probably get a room in June, but don't count on being able to book a Standard View (lower point) or guaranteed Boardwalk View. Most of the year those rooms are gone by the time that non-owners can book at BWV.
 
We have done three deals with The Timeshare Store -- two purchases and one sale. All have been professionally handled. Pat Spell is our agent.

I am not sure there are disadvantages to resales. You will be treated just the same by DVC. DVC has ROFR on all contracts which is essentially a price support mechanism and a means for DVC to bring some points at sold out resorts back into their inventory.

My advice is to call and talk with them to discuss your needs and solicit their advice.

We purchased from TSS. Yes, there was a closing cost. But...if you look at the purchase price directly from DVC vs a $2-3/pt closing cost, there is just no comparison. At Old Key West, some of those owners only paid $54/pt, so they're actually making money selling for $76.. Who wants to pay $92 when you can get something for $76 plus closing costs.

Some people are buying at the new resort because it has more years thinking they can trade into the Beach Club after 2042. That's wrong. When the Beach Club and all the others end in 2042, you won't be able to trade in anymore. You can stay at Saratoga Springs and any new resorts, of course. I just never figured my family would be going to Disney for more than another 15 years or so.

If you need to make reservations immediately, then you need to buy directly. If you're planning to vacation 4 months or more from now, you should really check out TSS. It usually takes about 6 weeks to close and another week for Disney to get you in the system. Then you can make your reservations.

Financing IS available through them. We asked about it (although we didn't go that route) and they work with a finance company. Can't remember the name. Anyway, I do recall that their rates were actually better than Disney's.
 
We purchased through TSS resale because we had cash and did not want to purchase 150 points right now. We started with a small 50 point purchase knowing that we will add as time goes on. With Disney the initial buy in is 150, but once in whether direct or resale, the add ons start at 25 points.

By the way, the process was very simple. Most was done through e-mail and fax. I sent two sets of documents overnight to speed along the process and track them, but was not required to do so.
 
Ok, I didn't read every response, so if I repeat..I am sorry.

I just bought via DVC about 3 weeks ago, since then I got a great deal of wonderful assistance including financing, temporary IDs within a day to begin making reservations. I even got $3000 off of my down payment through their current promotions (i bought 300 points). Since then I have made reservations for a visit right after Thanksgiving (a hard time to get.)

However, I was VERY tempted to buy via the TSS, especially due to the cost. The financing offered via DVC was at 10.5% but they give you a discount of 1% with an automatic checking withdrawal. So that may be a factor as well. SSR is for about 50 years, and as a previous reply stated, after the other resorts close, there is NO guarentee that any other resorts will be offered. So take into consideration the overall cost (minus any discounts + closing costs + finance charges) and divide it by the number of years you plan on going (be real) to get an actual cost. In my case,with my love of Disney and my past visits, I figured out that DVC was cheaper FOR ME.
 
I posted this on another site but we bought SSR on DCL and toured it after our cruise. Although a beautiful place, it was just too large for us. We had a chance to look at BWV and fell in love.

I told my DH about TTS and when we got back, we cancelled our SSR and called Jason. We were able to get more points (350 at BWV instead of the 250 at SSR) for $71 per point (instead of $89 at SSR). It just made sense to us.

What ever you do, buy where you want to stay. I can highly recommend TTS!
