Prices on resales

Gee, what a surprise, me again asking a question!!

Are the prices on the resales firm? I see a bunch of OKW's ranging from $69 - $75 points. If I see one I like for $75/point, can I offer less (like $69/point)? Is it like real estate when you buy a house, can you make an offer below asking price? Once you make an offer can the seller counter or is it just rejected altogether & you never get another shot at it.

It's just like buying a house. You make an offer through the agent and the seller can either accept, reject or negotiate. Depends on the disposition of the seller.

Just be wary of the terms of the contract you are looking at. Not all 150-pt contracts are identical. Some may have banked points (thus making them more valuable), while others may be borrowed into the future (meaning you may not get any points until 2006).

Also be cognizant of ROFR. On most contracts, DVC was consistently exercising ROFR for anything in under $71-72 per point. Not sure if this is the case at OKW (since it's points used to go for a dollar or two lower), and a stripped contract with no 2004 points and some/all borrowed against 2005 would go through at a lower price.

You should really read the "Right of First Refusal" Thread before you pursue a resale purchase. You don't want to fall in love with a contract and lose it to Disney over a couple of dollars.

we put our vero points up (190 and 25- the 25 went right away the 190 are still up for grabs)
we told the agent we would list them at 67 but really could not take less than 66, we paid 75 and would never sell if we did not have a bunch of medical bills that are just piling up. He had said that since we had some points left for 2004 and then full borrowing for 2005 (we are dec. use year) and maint. fees paid in full this was a deal. I don't know if Disney will try the ROFR on us, Vero seems to be safer in those aspects.
