Price stability question - what affect will BLT have on other DVC resorts?

Hi,

We're currently saving to buy DVC, possibly at the end of next year or early 2010. We are planning to pay about 50% in cash and financing the rest. We'd like to buy into WL. (I know there's a wait and we won't get any incentives)

With BLT being built and the price per point likely to increase to buy in there, what are your thoughts about the price per point going up for other resorts? Will they increase how much other resorts cost when you buy through them? Historically, has the price gone up at all resorts when a new resort opened (other than the standard increased price of inflation)

We haven't fully decided to go through Disney to buy and we'll look into buying resale if we can get an alternate form of financing to pay for what we can not cover in cash, but if the price is going to go way up because of BLT, we may not have a choice.

First off, as for the WL waitlist, that is through Disney. If you look at the Timeshare Store inventory there are plenty of listings available. As for the future prices????? Remember BLT has not been announced yet, so who knows what will happen. Its a matter of basic economics= Supply and demand. If Disney asks a rediculously high price for BLT, that will keep the prices up at the other DVC properties. If BLT is offered at the price level of current offerings (AKV), people will want to purchase there and then sales (and prices) at the other properties may decline. If BLT is offered at a reasonable price, many owners on these boards have already posted intentions of selling there home resort to buy BLT. Of course the future of our economy will also hold the future of DVC prices. JMHO

I don't think there's any way to even discuss the overall impact of BLT in any meaningful way. Just too many variables right now with size, pricing and point charts all being a complete unknown.

But specifically with regard to VWL, I don't see its pricing being impacted much at all. By the time 2010 rolls around, you're only going to get 31 years of ownership out of a VWL contract. Even if DVC decides to sell BLT at $160 per point, the price of older resorts like VWL won't fluctuate much because the ownership period will be almost half of BLT.
