Potential Value of BCV/BWV post StarWars/Toy Story opening?

Very interested in the responses here. The popularity of DHS was one factor that had me leaning towards a BCV or BWV resale contract at almost DOUBLE what I wanted to spend. I believe that getting anything at either of these resorts at 7 months is almost impossible, which also factored into my rationale. At the end of the day, I'm perfectly happy at SSR or OKW and understand that, not being an owner at either BCV or BWV, effectively eliminates my opportunity to stay there. I'm curious what CBR will do to the whole system, but decided that, saving $40 per point is worth more than owning there with an uncertain future. I'm officially an owner @ OKW!

A buying decision is all about balance. With sufficient planning and effort one will likely be able to get anything over time possibly including AKV concierge/value or VGF standard studio. But some things will be more difficult and less likely than others and the stress, planning and effort may not be worth it for some people and some situations. If one is OK with SSR or OKW but wants to try other things over time with a healthy dose of reality, that should be workable for anyone. For someone who wants something specific and difficult routinely, SSR/OKW won't likely work and for that matter, essentially nothing will except MAYBE that home resort and even then it's not guaranteed. Then there's the fact that SSR or similar makes sense financially for a LOT more people that the higher end options do.

As for the popularity of CBR we really don't know. It depends on how desirable they're able to make it as a resort and what the costs are ($$$ and points). My suspicion is it'll be another SSR in many ways (nice resort but lower demand than the average). A large resort with lower demand will further worsen the 7 month window noticeably. Realize that a high demand resort really doesn't help the 7 month window but a large resort below the average demand kills it. For example, points for a single 2 BR at SSR for the year should be roughly equivalent to the entire VGF in terms of the 7 month window affect.
 
Wow, thanks for all of this advice. We have the cash available now to buy around 100-120 points, and did not love staying at SSR last year--long bus rides and rooms need updating. I have 3 boys and we are BIG StarWars fans and I think we will enjoy being closer to DHS and Epcot and not to mention Storm-along Bay. My husband is not so sure and thinks we could wait a few years--but buying in 2019 or 2020 could end up being much more. I do see your point on selling--at some point prices will start to go down but it is worth it to us to have our Disney trips paid for over the next 15 years or so. Thanks all-

I'd decide on how many points you need and what home resort works. I wouldn't buy until you can buy on cash even if you had to skip a trip to do so.

I've been following Bcv resale for the past two years. It seems like inventory is really low and prices are high. Of the 3 big sites there are only a handful of properties available.

Bias since I own there, I think the value will rise over the next 5-7yrs with toy story and Star Wars (disney's strongest brands?). Eventually sale price will go down, but agree with what someone said in that rental prices will then be strong.

DVC rooms often need updating. Because we pay for a room refresh with our dues, and because there isn't a huge incentive to keep rooms really fresh because the rooms are already sold, Disney has DVC on a longer refresh schedule than the hotels. More often than not, we are in a room with broken drawers, torn curtains, walls marked up from luggage....our last room was a "newly" refurbished Grand Villa at the Boardwalk - which had a broken console table and chandelier. I've been a member for fifteen years, and this is something I believe you have to be willing to be content about - even if you spend BCV prices to get BCV rooms, the rooms will quickly go from "just refreshed" to "a little worn" to "really in need of a refresh" - and sit there for likely a year past that point.
