Pool homes - how to decide?

I've done some searching, and there seem to be hundreds of these rentals. Some people have listed getting low nightly rates near Disney. How do you find the best deals?

We just stayed at www.villaneardisney.com, awesome 5 bedroom home with pool. It was in Lake Berkley in Kissimmee, 10-15 minutes to the parks, very easy ride. $900 for week split by three couples and we had 8 people with tons of room. Nice heated pool.
 
The best way is to know how many rooms and what extras you want in a home. Most have pools, Some also have hot tubs. The new must have is a game room in the garage. There are numerous deals out there. These boards offer a great tool for looking and past experiences. Our favorite sight is www.vrbo.com You can look at the homes listed in the area your interested in staying at. We've stayed in numerous sub divisons and decided to stay here this trip. http://www.vrbo.com/63303 We felt it was a great deal for $875 total for the week which includes Home5bdr/Pool Heat/Taxes. We only have 5 in our family but this home was as cheap as many 3-4 bedroom homes 5 minutes closer to the parks. There are some great deals out there and the owners are looking to rent the homes out.
 

You will get the best rates by going directly to the owner.
Search through the posts here for information on good neighborhoods to search and then go the the vrbo site where you can list the homes by town, neighborhood and by # bedrooms. After reading all the comments from the smart folks here I knew that location was very important to me so I was looking Kissimmee in Emerald Island, Oak Island Harbor, Oak Island Cove, Rolling Hills and Indian Creek. Decide on what features are important to you, how many bedrooms/beds you need, etc. You'll get a good idea of the going rate for that neighborhood after looking through a few listings. Location is a big factor in cost and I think you can find nice properties for a bit less if you search outside of Kissimmee (Davenport maybe?). The time of your vacation will also make a difference in price.

I found one with all the features I wanted, a seemingly very nice owner :teeth: and great location for about $1190 (8 nights, pool heat & taxes).
 
Many best rates are for last minute deals and gap fillers and low season
Cooler months will require pool heat,so adds to cost of stay
Definately contact owner direct,as there is nobody else taking cuts too.

The first thing is to know what features you want. That definetly cuts down the search. Then start looking at those homes. Also, know which area's you'll consider staying in.
Then, I'd consider starting w/ the direct to owner sites. This is where you will in fact find the best deals.
