Chalk up another 1st time home renter whose head is swimming with all of the possibilities out there! We have been to DW several times. But, this is the first time we are renting a house. I have the maps showing where the various developments are located. However, what is the reality of the travel times/ease of travel from the various areas to DW and Universal? The area around Lindfields, Windsor Palms, Indian Ridge looks pretty simple and quick. What about the area north of 192 on 27; Orange Tree to Sunrise Lakes? How about the area from Highlands Reserve to Southern Dunes? And the area around Thousand Oaks, Windwood Bay, etc. And, finally, the area of Crescent Lakes, Eagle Point, Windward Cay? Those 4 areas seem to have a lot going for them, but if they mean sitting in traffic for an hour, then definitly not worth it. Thanks!

We have stayed in both Emerald Island and Hampton Lakes (which is in Davenport there). From Emerald Island-- WDW was a matter of 5 minutes and Universal was about 20 min (depends on traffic for Universal). From Hampton Lakes to WDW it was a solid 15 minutes (but not a bad drive- it went by really fast each time) and to Universal about 30-35 minutes.
 
We stayed in the Davenport area near Champion's Gate and it was a good 20 minutes or so to Disney.

I would stay just off the 192 in Kissimmee, near the Formosa Gardens area.
Around here you are less than 5 minutes from restaurants, supermarkets and also Disney and the I4 are very close by too, for location it cannot be beat in my opinion.
I would highly recommend Indian Creek.
 
I have stayed in half a dozen different communities and agree with Johnnysharp2 that the communities close to the 192 and particularly 192West are better for ease of access both to parks and restaurants.

I have stayed on the 27 South at Westridge and it still only take about 15/20 minutes to get to Disney and also at Loma Vista near Champions gate and that took 15/20 minutes straight up the I-4.

East of I-4 on the 192 i have stayed at Chatham Park and Winward Cay and again 15/20 minutes but you are prone to traffic congestion on the 192.

Last time (and next time) we stayed at Emerald Island and this took 5 minutes using the Sherberth Road shortcut from the 192 to AKL and was within a power walk of shops and restaurants.
 

I know there is to be a new Disney entrance ,diverting cars off the I-4.

I think its due completion in April.

At the end of the day there is going to be traffic and there may be roadworks at any given part of your journey.

If in doubt - ask how many miles the villa is from WDW

I think the OP is trying to get a drive time feel as opposed to the miles. I know that sometimes 10 miles in a heavy traffic area can be equivalent to 30 minutes. ;)
 
I have to agree with Johnny and Upjest -- we like the Formosa Gardens area right off 192. Very easy toget back and forth to WDW, a must for us since we go every day to the parks andtake breaks every midday with our little ones.

You will save $$ staying in Davenport or further out, and it's only another 10-20 minutes, not Guam, but IMHO, if we have to stay offsite (would stay only onsite if we could afford a grand villa DVC, LOL!), we are not going to add transportation woes to the mix.

Exactly! That's what I was trying to say. We don't mind driving 15-20 minutes as long as we are moving, not sitting. We are going with a 15 y/o princess: , 6 y/o :hyper: and maybe the 14 y/o best friend of the 15 y/o. No little ones who need a nap. Probably will go to a park and spend the day with no trips back to the house during the day. We're going to MK one day, Universal one day and Sea World one day. The other days we are planning on hanging out, relaxing by the pool/spa. Not repeating our last (exhausting) "stay at FW, eat all meals in camper, go to parks all day, every day, get back home needing a vacation" trip.

Thanks for the info so far. Still haven't decided which is best option for us. And, we are trying to keep the cost down, so trading a little time in traffic for more house for less money will be worth it, to a point.

We have stayed in rental homes all over (check out my signature). Unless proximity to the parks is your absolute priority, you won't find the journey times from any of the sub-divisions to be a real issue. As you've probably worked out, you can save big bucks by being a little further out and it's fairly easy to avoid the traffic if you know what you're doing.
