My guide basically indicated that the Poly construction may or may not be a DVC resort when I mentioned that my long range plans would involve adding there too. Was that just her trying to get us to commit more to our GFV purchase, or is there actually uncertainty over the intentions?

i suspect there will "probably" be a poly DVC, but the guide does kinda have a point...

(edited to add: i think there is certainty with regard to disney's "intentions" but there is always the possibility of things not panning out. or disney deciding that they can milk more cash out of the poly refurb with cash rooms than timeshares.)

I cant imagine Disney confirming one way or another until they are significantly down the road with construction so I'm not surprised at all by what your guide.

What a fun read! Thank you :) I suspect the guides are careful not to create 'reliance' on any future changes. Smart, obviously.

With Disney, nothing is ever certain until the project is complete and open for business.

Tikiman, who is a bit of a Poly expert still swears Poly DVC is happening and it could be... right up until the moment it's not.

From a purely speculative point of view, it looks like all systems are go for a Poly DVC (especially given how well VGF is selling). But with construction not scheduled to begin for months and sales not scheduled to start for a couple of years, there's lots that can go wrong between now and then.

We'll just have to wait and see.

Once the construction starts...

I'm sure Poly DVC is coming at some point. The question is when. I, like you, am patiently waiting. I just removed myself from a wait list for both BCV and BLT because we know in the end we will want to add on 100 points at the Poly and won't need any more points after that (well, that's what we say now :))

I have thought about this quite a bit and wonder if the Poly will really be next. In the next couple of years, VGF and AKV should sell out. Say the Poly is next. It will likely sell "crazy" fast based on the comments that many Disboarders will buy once it is available. Obviously, it will be a pretty easy sell to non-owners who want to buy into DVC as well. If that is the case, DVC won't have anything in the pipeline. Their model seems to be "build, baby, build" so I would think another slower-selling location not attached to a current deluxe (YC is all that's left anyway) to keep sales going awhile would be next. Honestly, I don't know how long they can keep this up. As I mentioned on a prior thread, there is a limited number of people who will want to buy DVC and they eventually have to saturate that market, don't they?:confused3

Hopefully a dvc at Ft Wilderness! If they build that I will buy!

tell that to Marriott, Hilton, Hyatt, Wyndham and several others.

timeshares are a great investment - first they get what they spend immediately - second the building upkeep and maintenance is charged to the members.

a regular hotel takes what 5 to 20 years to pay off - and Disney has to kept update on everything all the time.

expect the DVC Polyn to help the regular Polyn - by providing what the Polyn lacks - hot tub, playground, gym.

really though that BLT would have a playground - considering the amount of little ones that visit. but they seem to be more into adults - the lounge rather than a playground.

That's what I was saying...what a deal for them; we pay off and maintain what in 50 years is their resort.

Hopefully what that means is that they don't cut corners in construction, though... because the resort is ideally built for use/profit 50 years from now.

I don't get playgrounds in Florida. :confused3
They always seem to be hot, miserable places unless its too cool to swim.

One thing that could forestall a DVC at the Poly would be push-back from the Poly faithful.

There is a significant number of Polynesian Resort guests that have been returning every year since they were little. These guests are a better revenue stream, long term, for Disney than DVC, since WDW gets not only park and restaurant visits but also room rate.

In addition, the outcry from non-DVC guests to keep one deluxe resort DVC-free may also be taken into consideration by WDW management. While technically the Yacht Club is a separate hotel, those guests are impacted by BCV, thus many do not see it as a non-DVC resort.

In the end, we shall see, but there is a significant voice of dissent against a DVC arm of the Poly resort, so this project is not a certainty.

little kids not to mention school age children - are there during the spring break, fall break and winter break. all of wish might have temperatures in the 80 - or even 40's just depends.

the lack of a playground has been a problem since they took the one at CR away.

when the BCV was mentioned - I felt the same way. that place had and I think still does - a bunch of people who go back to it often.

so was very, very surprised when BCV was announced.

if the guests staying at BC could not stop BCV - then would say that guests staying at Polyn won't be able to stop Polyn DVC.

Disney will do what is best for Disney - remember it is a corporation - and RIGHT now - the best thing seems to be DVC.

Polyn gets hot tub, gym and much bigger pool. that dvc fees will probably be used to maintain that pool.

besides those grand villa really don't look like it is being done for the current membership.... Disney is expecting many of these guests to become members.

Well said. Disney will always do what Disney feels is best, regardless of what their "loyal" customers might say.

I wonder if Disney even considers the out cry from non dvc guests. I would think there is enough supply of guests wanting to get into poly, it being so nice, that if they lose a few because they don't like dvc, there will always be others to take their place.

As a new dvc owner of BLT, and just having experienced our first BLT vacation a few weeks ago, during which we enjoyed eating and walking the poly grounds, if poly does build a dvc and we have the money, we will buy.

I see your point. One thing to keep in mind is that many decision makers may have a shorter horizon. The choice is to profit while they are in charge or to let the next person look good. In corporate America, the decision is usually to profit today and let the next person come up with their own plan.

I wouldn't be surprised of Disney is deciding to take the Poly profit next to maximize the revenue from the Fantasyland expansion, Seven Dwarfs Mine.

After that, it makes sense for them to put money into one of the other parks. Perhaps a Star Wars and Pixar expansion at DHS. Then build the rumored large scale DVC between DHS and BB to have walking access to DHS.
