Poly or Riviera for direct if you know you will want Riviera in the far future?

No clear preference toward either one at the moment, but looking to get some non-restricted points for Ft. Wilderness, Riviera, and Disneyland. Wanting the flexibility of some non-restricted points (75 - 125 pts), but don't mind being "stuck" at SSR (we actually love there and that's where our resale points are from). Here's my current debate: Poly dues are significantly cheaper; however, I can see my husband and I wanting to stay at Riviera after we are no longer traveling with the kids (but our youngest is in kindergarten, so that is way in the future). But maybe we buy Poly now and just get some cheap Riviera resale points in 20 years? How long will it be before Poly sells out?
 
Two great resorts you're choosing between - my personal favorite of those two is Poly, even though I really enjoy Riviera.

My guess is you will hear "buy where you want to stay". I agree with that too, especially if you think you need 11 month visibility on reservations. Personally, I usually cannot plan anything that far in advance (I did book the member cruise next August 🤔) so I would choose the cheapest direct upfront/dues option at all times. I will venture the guess that Poly will not sell out this calendar year.
 
Life is incredibly unpredictable. Buy what you are going to use this year, next year and the next year and only what you will enjoy without any regrets. You don't want to buy something and keep ruminating on how much you wish you could have bought something else. Years in the future, you can buy/sell whatever makes sense at that time.

Well, my kids loved the Poly pool and we loved the ease of the monorail, and I guess the non-restricted Poly would be a lot easier to sell if we did decide we prefer the Riviera in the future.
 
If you enjoy Poly and want access to the tower, I think home resort advantage there is needed.

With RIV being a goal for future, I’d leave that until later, especially since getting PV at 7 months doesn’t seem to be difficult!

I think we would be aiming for the long house rooms with Poly points so the kids wouldn't have to share a bed in a studio.
 
Poly's current offering is probably the last chance to buy direct without resale restrictions. Even if you have no intention to sell, just be aware that you would take a big hit if you do so with Riviera.

With Poly, your "driving the new car off the lot" penalty will be about $60/point (buying at ~$230 and its resale value immediately dropping to ~$170).
With Riviera, your "driving the new car off the lot" penalty will be about $120/point (buying at ~$230 and its resale value immediately dropping to ~$110).

When buying an asset, value retention should be prioritized. This is especially true if you're financing and would go underwater on your loan.
 
We love RR with our kids! Very convenient. So far, 7 months availability for preferred view is good, standard/resort view would require owning.

Poly if you prefer MK proximity. I'd buy poly resale.

The dues are significantly lower for PVB at the moment. Whether that continues is also an unknown.

If you want to stay at the tower reliably, you will need 11 month priority. If you are happy with the longhouses then they are easy to get at the 7 month mark.

If RIV is a future plan as opposed to a right now goal, I would definitely buy PVB at this time, and pick up a RIV contract further down the line.

I'm out of the loop...why would poly change to restricted direct points? Did they announce this? It's one of the original 13, I have not heard before this thread anything about restrictions.

Poly won’t change. What I mean is that there will probably never be another new resort (after the Island Tower) which does not have the restrictions attached to resale.
 
Well I own 100 direct at RR and resale at both RR and Poly, so I am set either way.
 
I was torn between these two as well. But I went with Poly since it’s unrestricted and had lower dues, which surprised me TBH. At the end of the day you’re not going to go wrong either way.

I’d go Direct RIV based off your statements

1) Better incentives
2) Buy where you want to stay
3) Direct points work at Poly at FW
4) Harder to get RIV rooms at 7m than Poly longhouses
 
I will say - we debated Poly or Riv. We went with Poly as the resale possibility to get out of it seemed a lot better, the Riv resale restrictions scared me off.

Poly - $235 per point direct, $10 savings at 150 points for net of $225. Resale average - $159
Riv - $235 per point direct, $14 savings at 150 points for net of $221. Resale average - $120

The $4 per point savings to me isn't worth risking the $39 per point resale difference.
