Poly - how many studios in phase 1?

I know this info is somewhere but I can't find it and I'm about to run out the door . . . .

I am thinking of trying for a studio for two nights in October and am wondering how many studios will actually be open for booking by that time? I doubt it's all 360 . . . .

Since Phase 2 will be complete by June, all 360 studios will be available for October stays. How many of these are allocated to DVC bookings is another issue.

All 360 studios are scheduled to be available for occupancy on or about June 1.

The Moorea Longhouse and the Pago Pago Longhouse are opening April 1. They will have 142 and 76 studios, respectively. Tokelau opens on June 1 and it will bring another 142 studios into the mix.

Keep in mind that the number of studios that can be booked using DVC points is limited by how much of PVB has been declared for the DVC inventory. At this time, only 10 of the 20 bungalows and 142 studios have been declared. Even if all 360 studios are available for nightly stays, not all of them can be booked using points.

Thanks so much to both of you! That is exactly the info I needed to know. And I had forgotten about the fact that they also need to be declared first.

After talking with my kids this morning it sounds like they would be just as happy with AKV - in fact it is their first choice. The only downside is I'm forced to book a one bedroom there since we are 5 ppl. And we are points poor this particular year. Ah well, totally first world problems to have!

You present the declaration number as a maximum available instead of a minimum available. I know that Disney would not be required to make more units available for points rentals, but couldn't they allow point stays in excess of the declared amount if the so choose? I would expect that they hope to have a number of cash stays as a marketing tool for potential members. But if they still have excess inventory after cash sales couldn't they allow additional point stays?
I am asking as a theoretical matter as opposed to actual practice.

No, DVC members cannot book accommodations that exceed the percentage that has been declared for the DVC inventory. The Master Declaration for each DVC resort has a clause called the Reciprocal Use Clause that lets DVC members access accommodations that have not yet been declared for the DVC inventory. However, whenever DVC members are assigned a villa that has not been declared, then DVD takes one of the villas from the DVC-declared inventory in exchange.

Here is the wording of the Reciprocal Use clause from the BLT's Master Declaration:

3.7 Reciprocal Use by DVD and Club Members.

At any given time, DVD may own completed Vacation Homes which have not yet been committed to the Vacation Ownership Plan for various reasons. In order to provide Club Members with the greatest possible flexibility in making reservation requests, Club Members may be assigned to occupy both Vacation Homes which are associated with the Vacation Ownership Plan and completed accommodations which have not yet been committed to the Vacation Ownership Plan; however,the total number of accommodations available for Club Member reservation for any given Use Day will never exceed the total number of Vacation Homes existing within the Vacation Ownership Plan on that Use Day. (emphasis added)​

Note that the language specifically talks about "Use Day." This means that DVC can't average usage over a week or a month, such as letting members exceed the declared amount by 10% this week in exchange for under booking by 10% next week.

I'm curious because, on the main WDW booking site, the search engine generally presents various Villa options available for cash. Are those available for cash-only stays because a certain number of DVC owners traded out into, say RCI?

The contract states the minimum DVC must retain, it can be more. In addition to unsold points, they also have points returned by foreclosures and ROFR. Trade outs are a separate amount.

Cash rentals are made up of DVC owned points (via whatever reason) and points turned over for trades. Also, at 60 days out unbooked rooms can be turned over for cash rentals (breakage). I'd have to pull out paperwork but it's somewhere in the 2-4% range that DVC is required to retain but the actual amount retained at each resort varies I believe.

All of the DVC resorts except for Aulani and PVB have been declared 100%. However, as all of the posts between SarahInMN post's and mine have stated, that not only the villas representing exchanges go into CRO inventory for rentals, but so do the villas representing the amount of points DVD owns for each resort. That amount varies greatly depending on if the DVD kept extra points over the required minimum that it must keep of 2% of the points. And then all the reasons mentioned above, reacquired points and exchanges.
